no chain how long to complete?

  • We have no chain either end and finally hope to exchange and complete tomorrow after 10 weeks. Sellers are using a cheap conveyancer, who sometimes takes weeks to answer simple questions.

It's been a thoroughly frustrating experience

Offer made on my house on 14th March, exchanged today - 20th April, completion 11th May. Think that will make it 8 1/2 weeks. :)

I accepted offer on my house 15th Jan and sale completed 24th Feb! Could have been a week earlier but as I live away I couldn't get up to it to remove my remaining furniture. It really depends on your circumstances and issues that are raised during searches, surveys, boundary issues, deeds etc. Also depends on solicitors involved and how much priority they give you case.
  • We have part exchanged our house and are buying a new build, we complete next week and from reserving the plot to us moving in next week will be 5 weeks! It has been so stress free and our solicitor was very good and on the ball

ours took six months and we were chain free and cash purchase. but had a boundary problem
It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.
