How Long To Wait for Seller to Find A Property?

    You are being more considerate than I would in this situation.

    If it were me I would have specified my entry date as a condition of my offer. Obviously this is negotiable.

    It could take months for them to find a suitable property to buy / rent and even longer for them to agree an entry with the owners of that property. Meanwhile you are suposed to wait?

    I do think you need to give them a couple of weeks. Arranging viewings especially if you are working can be difficult (took 10 days to arrange a viewing on the property we are buying because the EA was doing the viewing but would not accomodate evenings or weekends)

    But I do think you should give them a timescale so that you are not left completely in limbo. Our first buyer fell through because it took two weeks for us to get an offer in on the property we wanted - we were gutted because we had done everything we could to try and hurry up. Fortunately when the second buyer came along the EA was no longer in the picture and we managed to get things moving within 2 days.

    Blimey, our previous house the people who accepted the offer hadn't even started looking before accepting the offer. They were downsizing to a bungalow. Both retired. Only went looking at the weekends...........zzzzzzzzz It took about 3 months before they found anything, then another 3 months to resolve the whole situation, delayed for a month by our vendor's solicitor not doing their job as soon as they could and spotting that there was a tree preservation order involved - the tree had been cut down by the previous occupant (who had died), so a load of paperwork needed doing to make sure our vendor didn't cop for a tree that wasn't there when he bought the property.

    You could keep looking around, it depends whether you're going to get involved in anything faster somewhere else. What's more important to you. Moving to a house you like, or moving quickly?

    Blimey, our previous house the people who accepted the offer hadn't even started looking before accepting the offer.

    It is kind of understable in the current climate. We started looking when we put our house on the market but then quickly realised it might take us a year to sell so gave up looking as a) we didn't want to waste people's time and b) we didn't want to fall in love with somewhere and it have been bought by someone else before we were able to buy.

    I remember viewing a house early on and I was checking on rightmove every week to see if it had sold - it really stressed me out. It is actually still on the market now (at the same price as it originally went on in Jan 2010) and we have since found a nicer one which was on the market at the time but not in our price range (originally up at 225k in Feb 2010 accepted our offer of 175k in March 2011)

    We offered at the begining of feb and they still have not foung anywhereznor are they prepared to go into rented.

    We have been watching right move and if a property we like as much comes up we will pull out of the original and go for a new one

    Is there a particular problem in waiting? 3 weeks doesn't seem that much to me.

    Nor me... definitely let the seller know now if you're only going to wait 3 weeks. Really not fair on them to think you're happy hanging on indefinitely.

  • How long did it take you to find this property? Just a week?

    I agree with the above advice: end of May is reasonable. There's nothing to say you aren't allowed to keep an eye on RM anyway... Just make sure you communicate with them via the EA if you start to feel grumbly.

    You have to think of the amount of bank holidays coming up as well and the fact that a lot of people will be away for the next few weeks. Think how long it took you to find this house - you wanted to make sure it was the right one and your sellers will want to do the same so give them a bit of space - I think end of May is generous enough and as long as you keep everyone informed then you've been fair.

    Bear in mind that the grass isn't always greener on another property - you still have to put time and effort into finding something else and you might end up in exactly the same situation just another few months wasted.

    That was the point I was making. Personally I think the OP is being a bit optomistic to expect the vendor to find their perfect property from what happens to be around within a week of accepting an offer, especially if like you they hadn't been looking around to see what may be out there. Our vendors were just particularly hopeless, they didn't even seen to know where they wanted to move to!
