sure the will won't contain a price, by question really was whether the valuation would be lodged with the court together with the will when applying for probate. I take all of the points made about doing research, but there arn't many similar properties in the area on the market, and having the probate value would be something to mention in relation to the silly price the ea suggested.

The valuation will NOT be lodged with the will.

The probate valuation does not help you at all. If the estate is liable to IHT it will be the lowest value that the executors (surveyor they have employed) think they can justify. If the estate is not liable to IHT then it will be the highest figure they can justify to prevent a future capital gain.

The executors will put a value on the estate for probate purposes, but only the will without the supporting documentation becomes a public document
.................:)....I'm smiling because I have no idea what's going on ...:)
  • You can get a copy of the Grant of Probate by paying a small fee and this will give you the total value of the estate ONLY.
Not a breakdown of the estate at all. This would include money in the bank etc. and the total value of ALL the properties, as you mention there is a portfolio.

And as mentioned the Will does not generally show the individual properties as it will just usually give the residue to one person or a number of individuals.

Make a bloody offer of what you think it is worth. Previous value is of no relevence.
