How long is normal for survey results?

Hi folks,

Another question if I may please ;)

We accepted an offer from our buyers on 11th March and their survey (homebuyer's report) was carried out on 7th April. Our current house is detached and quite large (1600 square feet approx) and the surveyor was very thorough, taking around 2 1/2 hours to complete his inspection. That said, I would have thought our buyers would have heard back from him by now as from what I can remember from past surveys and what I read on the internet a homebuyer's report results usually take around a week to come back. I know it's only just over ten days, but I'm starting to get increasingly nervous, especially as our buyers are pushing for early exchange/completion (mid/late May) and yet I feel reluctant to go ahead with organising removals etc till we know all is ok with their survey :(

Our buyers were here at the end of the week and had definitely heard nothing up till then.

Am I being impatient or should there be news by now?

  • We had a survey done on Friday. The mortgage company received a copy on the Monday and we received a posted copy on Thursday. So either ours was very quick or yours is slow. Our survey was also a Homebuyers report.

    When did they return the surveyor's signed terms of engagement?

    If they were late sending them back, the report may not have been posted until after they were received.

    Gosh, that was quick Funkygibbon! OH is going to text our buyer now to ask if there's any news........they did say themselves last week that they were going to chase the surveyor.................

    we had our valuers go in around the 1st april. Initially they wouldnt value it as they werent sure if a tree was causing structual damage and there were leaves blocking a drain. Had to have specialists in who confirmed no problems. Sent the reports of monday last week and still heard nothing from the valuers/lenders. Believe it has gone to underwriters to get a value (could be wrong on this).

    So ours is taking very long! Pain in my bum!!!

    Not angry though!

    We just feel in limbo at the moment - our buyers have been the ones pushing all along - they organised their removals ages ago - I guess they've only given a provisional date, but have had all their boxes etc delivered and have done most of their packing. They've also arranged for curtains etc to be made, yet all based upon the results of a survey they don't have back yet :eek: We, on the other hand, are hanging back in case it all goes pear-shaped as a result of the survey they've had done on ours and guess if all is ok we'll be doing our packing at the very last minute!

    Lenders and surveyors trade electronically now, so a valuation can be with the lender more or less straight away once the necessary work has been done.

    The HomeBuyer's report always takes longer as it's normally produced on paper and posted to the client.

    I think you're doing the right thing in waiting for confirmation everything is ok before you start booking removals.

    YBS instructed a Homebuyer's Report on our behalf with their valuers, I went with that option as it was cheaper (£205 extra). They instructed it on the 7th April, it was carried out last Wednesday (13th), YBS got the MV through on Thursday (14th) and the documentation from the company arrived by post that morning. I faxed them back the signed memorandum of instruction Thursday afternoon and I got the full report by email as a PDF at about 5.20pm. However, had I not sent them an email and asked nicely for the report before the weekend, I probably wouldn't have got it until today (18th) as it wasn't due until then.

    We had a survey on the monday - a full survey - and got it on the wednesday.

    Put I'd returned the agreement and cheque the week before.
