Make sure your mortgage is sorted then and you have solicitors on stand by - all will helps show you are prepared buyers
Whether the vendor accepts such a low offer is totally out of your hands at the end of the day

We have met with 2 brokers and have a soft mortgage search certifcate done. My dad has houses which he rents out so we will be using his solicitor. He has offered to pay for survey and removals!!0

well £78,000 has been declined, but seller has said he was hoping for about the £85,000 mark. Might go in for another offer at between £82,000 - £83,000.

Honestly? I think you are wasting your time with 82 K since
a) that ain't 85 K as indicated by the EA
b) the house has only been on the market for 2 months
c) unless the seller is really desperate, and/or you have a valid rationale why you offer low ( obvious repairs) he'd be foolish to accept the offer.
Still, it all depends on how much you want to secure that particular house...and if you aren't fussed one way or another, go in with 82. You won't know until you offer.0 -
You have nothing to lose by offering 82k. You don't know how the vendor will react, he can only say no. I think if you don't try you will never find out. As they have come back quoting 85k maybe they are hoping to meet in the middle? It's all about negotiation so try 82k and see what their response is. You can always go higher if you want to.0
