  • My tenants have requested to paint the property and I'm OK with that however, I did stipulate the colours should be neutral on the walls and white gloss on any woodwork. I also made it clear in writing (via the letting agent) that I would reserve the right to deduct money from their deposit should the decorations not be up to the standard and condition they were in when they started their tenancy.

    Presumably you aren't familiar with the 99% of stupid AST contracts that require you to submit your turds for inspection twice a week to ensure they meet the landlords approval for depositing in his toilet. Ok that's a slight exaggeration, but if Landlords were slightly more reasonable in their contracts the contracts would get taken a bit more seriously.

    Cheers! Must add that clause to all my tenancies when new versions required.... Ah, but would the judge decide it was unenforceable...??? Just going through the motions I guess...

    I don't see how it's unfair, you took on the house knowing what it was like. If you don't like move out at the end of the term.

    They could serve them notice to quit at the end of their fixed term.

    I think some LL are just such moody so and sos, if I owned a house and I was letting it to a family with kids for one I would expect a bit of dirt finger prints on walls etc and if I had beige carpets then more fool me but LL insisting on magnolia or bright white all the time really irks me, we are moving into a rented house on Thursday and when we went for the viewing the last tenants had touched up every wall with the wrong shade of magnolia Im obviously ignorant to Magnolia because I thought one was the same as the next but seems I was wrong lol so the whole house needed a paint job anyway and that was with Magnolia walls, they have said we can paint the house whatever colour we want aslong as we put it back after. I would do what the other poster suggested if your aloud and put up some nice pictures in babies room, before my 1st son was born my MIL did some nice pictures for the nursery
