carpet cleaning at end of tenancy

can anyoue give me advice on whether at the end of a tenancy I'm liable for carpet cleaning irrespective of the condition and cleanliness of the carpets?

my tenancy agreement states I'm liable for cleaning soiled carpets (or full clean for pet which doesn't apply). I haven't made any stains and the carpets (old and marked as per orginal inventory) are in much the same condition as when I moved in 2 years so to me thats normal usage.

The agency just keep repeating that they I must pay and ignore any other questions.

    If the carpets are not soiled (or at least not more soiled than the day you moved in) then have no obligation to pay for cleaning. Stick to your guns and dispute any deposit deductions if it gets that far (assuming that the carpets are not dirtier than when you moved in, of course).

    "Much the same condition" is not exactly the same as "the same condition", is it?. Any reasonable person would clean the carpets properly by shampooing them before handing the property back to the landlord. Why would an incoming tenant need to tolerate living with any dirt that you might have left behind?

    You can hire a Rug Doctor from places like B&Q quite cheaply so I suggest that you look into it. Naturally, you cannot be expected to be responsible for stains which were already there when you started your tenancy and you can prove it.

    surely thats normal rountine wear and tear and not damage to the property which is what the deposit is supposed to cover?
    anyway they say they want them professional cleaned and to see receipts

    unless it says in your agreement that they have to be "professionally" cleaned then I would give the house a whip round with a normal carpet cleaner before you leave if you haven't already, We have a stain in our front room that the kids made and I paid £200 for a cleaner and its not got it out so my landlords are insisting that we have to get it out before we leave because the carpets are new (3 years old, beige and i have 2 kids under 5) she was trying it on saying we have to have ALL carpets PROFESSIONALLY cleaned before we leave but as it doesn't state this in our agreement then they can whistle I will however try my best to sort front room as it was our fault even though they didn't put our money in a protection scheme

    LOL - I probably would question your credibility. LL's know that they can't get new carpets, but only a portion of the value based on age, fair wear etc.

    If the check-in condition report (especially if it was done by a professional independent inventory clerk/company) said the carpets were professionally cleaned (which means steam cleaned) before you moved in, then you should clean them to a professional standard yourself or hire someone to steam clean them. It kills any moth eggs (etc) that are hiding from view. But the choice is yours and let the battle begin.

    Was convinced we were going to lose our deposit - landlord had fitted the cheapest of the cheap bedroom quality carpet in all the high traffic areas in the house... despite being a tyrrant with spot cleaner and a hoover for the entire time we lived there, never wearing shoes, having every inch I could covered in rugs to protect the damned things and generally being driven to the point of insanity over the flipping things - they were looking dire, through sheer wear after the tenancy ended... paid to get them cleaned professionally as I fully expected complaints over the state of 'em and was spoiling to fight that one... deposit returned the same day as checkout inspection.

    Then bought a hosue... which has cream carpets that are far too good quality to just rip out - so hoovergeddon continues :( soon as I can I plan to get 'em replaced with either milky coffee coloured ones (put one in the bedroom and it's fab - still light and airy but a lot less insanity inducing) or laminate.

    If the agency want the carpets cleaned at the end of the tenancy they will have been cleaned at the start of the tenanancy won't they? So ask the agency for a copy of the invoice showing cleaning at the start of your tenancy.
    A kind word lasts a minute, a skelped erse is sair for a day.

    OP, if the carpets are around in the same condition as when you moved inm you have no obligation to gave them cleaned. You can always just tell the LA you have had them done if that will ease their mind.
