Woodford Green - is it nice?

Woodford Green - whats this area like?

Looking to view some properties this weekend and needing an honest opinion.

1). Mortgage (started Jan 2024) £106,630.42 / £122,400.00 Overpayment total: £904.60 (Inc Sprive yr 1 o/p £19.16 & £55.34 reg monthly overpayment) Equity 28%

2). #7 Save 1p a day challenge 2025 £280/£780

3). £2179.85/£3000 in Investment ISA (34/50 investments)

4). Increase cash savings & saving pots

5). Keep debt to a minimum.

    I live on the border of Woodford gfreen (in south woodford). Both areas very nice (and expensive). Ideal for young families, good primary schools and lots of private schools.

    Hi, I live in the area. You would best stay away from the Broadmead estate (now known as orchard estate). There can be trouble there and in that part of woodford. The majority of woodford green is nice, but watch out for some of the roads located off the chigwell road & the lower part of snakes lane east. I would say woodford green is one of the more desirable parts of east London/Essex though.

    I lived next to it too - and still got a few friends there, and my sister and her family.

    Agreed - avoid Broadmead. You'll soon work out the cheaper sides cos of the house prices. Was also going to mention the ones off Chigwell Road which tend to be lots cheaper.

    Alex121 has pretty much summed it all up.

    My sister lives near to Charlie Brown's Roundabout. It's nearer Woodford Bridge than Woodford Green, but is classed as the latter. Personally, not somewhere I'd choose.

    Woodford Green also runs into Highams Park where I lived. There's a level crossing which acts as a bit of a divide - one side is Highams Park which runs into Chingford, the other side is still partly that but some bits near the shops are classed as Woodford Green. Again, good and bad. Some nicer bits of Highams Park that side (up towards the lake) and up to The County Hotel, but then not so nice between The Napier and the North Circular - although still perfectly acceptable and pretty safe to my knowledge. Just not the most desirable side of Woodford Green. Walkable to South Woodford though, or to the mainline station at Highams Park if there are tube problems. Mile or two at worst. Any roads in mind?

  • We were looking at something in Brackely Square and Prospect Rd. What are these streets like?

    Brackley Square comes up a lot and is kinda between Chigwell Road and Broadmead Road, so not the nicest part - but the road looks nice enough.

    With the other one, with properties near Woodford Station, the tube track acts as a bit of a divide. The northwest side is generally nicer, the other side (where Prospect Rd is) is less desirable. The nearer you get to Roding Valley, it's less desirable too.

    Saying that, I can think of worse places to live, and neither roads are horrendous to my knowledge.

    Compare sold prices in both roads.

    Anything near South Woodford station would hold its value better.

    Maybe have a look at Chingford too.
