little dilemma

Evening, this is purely a hypothetical question of course, but if you had sold your house and the carpet in the lounge had a iron burn in quite an obvious place would you try and get this sorted before completion?

Would the buyers be able to claim anything once they have moved in?
They've had a full survey and picked up all sorts of minor repairs to knock money off, so just really wondering what to do.

    yes included as part of fixtures and fittings (still being hypothetical)
  • Then I would at least out of kindness get it cleaned or do something with it...don't know if they can claim anything off you if you wasn't to do anything

    If this hypothetical burn occurred between exchange and completion it should be replaced, regardless of how nitpicky the buyers had been.

    Is the carpet ropey and would there be a good chance of them replacing it soon?
    Did you hide the burn mark when they came to look at it?
    I suppose it's down to them to have picked up on it if it was in such an obvious place,but if they expect a nice carpet in good nick I would as a buyer be a little peeved if that was'nt the case.
    So the answer to your (hypothetical) question is ... some buyers might just put it down to a bad experiance and replace it
    and some may feel mislead and try and get some compensation for it.

    it would have happened long before the house was even on the market
    so NOT between exchange or completion

    Strictly theoretical of course, but could you get a template and cut out two sections of carpet, one say over the affected area and the other from some inconspicuous part, swap them and glue them down?

    Alternatively, if the burn is on the surface could it have a slight hair-cut/trim?

    New owner: eek there's a burn in the carpet.
    Old owner: that's true, that's why we had a rug there.
