    I'm paying £1k including VAT for my purchase on a £200k freehold house.

    I've deliberately avoided reading the figure you wrote.

    Did you
    (a) get several quotes from local conveyancing firms?
    (b) compare it to quotes from online companies
    (c) ask friends for recommendations
    (d) get a breakdown of all the charges that might be added on top?
