Thanks so much! It's such a warm feeling inside! I've wanted to move from here for the past three years lol! But we've never dared to with all the doom and gloom scare stories out there.
People are always like.. 'Well what if this happens!' and 'what if it falls through!' Whilst that might be good advice, I tend to treat life's problems as and when they occur rather than worrying about something that hasn't happened yet! :beer:0 -

I wish we were in your position. We've been up a couple of weeks and had our first viewing yesterday. They've said they're interested and we're one of two houses they like. Keeping my fingers crossed!!0 -
Congratulations! (Don't let the doom merchants get you down!) From what I've seen around here (in Wiltshire) there are people actively looking for houses and relatively little choice, so if you are lucky and there is someone out there looking for a house like yours, they are going quickly. Fingers crossed that it goes smoothly from here on!
There are no doom merchants - only the words of experience. My experience has told me that until Exchange ANYTHING can happen so it's sensible not to get too carried away.

Some of you might remember me saying that we'd decided to put our house on the market last Saturday. The board went up yesterday and we had a second viewing last night.
Today, we've sold our home for the asking price and we hadn't even got the photos sorted for our listing on the agent's website!!

Although...and I REALLY don't want to rain on your happy parade...please bear in mind - as others have pointed out - that the property isn't really SOLD as yet.
It is an unusual buyer who doesn't ask for ANY reduction in price at some stage. MOST buyers are aware that the vendor expects a lower offer to the AP. It thus seems rather strange that your buyer didn't try to negotiate at all, even to a minute degree.

I think we should adopt the terminology used on a football forum I am wont to visit, where those of an optimistic nature are tagged "gaylord," while the opposite forumites who accept the mien of the pessimist are known as "doomlords."

Did the buyer purchase your property as an investment (i.e. to rent out)? It could be the buyer is expecting interest rates to go up in May so now is the last chance to get a low mortgage rate.0 -
That's just it GCH888! we got a great price for our house. We keep an eye on the market and we know we've been very lucky.
The person who's buying ours has already sold their home and they need to move asap. Plus they're all cash buyers in the chain so there's no hang ups. Itz all going through smoothly now.
We actually got more for our house than someone else who sold their home nearby and their house is bigger!!
I'm so happy, relieved, ecstatic. Exchanging this week
