I stipulated when my house went on the market, the only viewers would be in a position to procede. I have turned down people who have just got a house for sale with no offers.
I learnt the last time i sold, never start going into houses as you will fall in love and most often come away dissapointed when it sells and you are still sat there with their house for sale.
I think you should speak to someone about mortgages,see how much you can borrow. Get your house valued by a few agents and see what you can afford (after knocking about 10k off the price the agent says :P)

i would laught at you if you came to me with a offer having not even put your house up for sale..in fact you would go down on the nutter list...houses can take years and years to sell..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

depends on the financial situation surely, wehave started looking but have no intention of putting our house on the market yet, but we know we can afford to secure another mortgae without selling our main house, and to be hoest we would probably not even sell it but change it to a rentable property for the time being.now proud mum to 3 handsome boys :j latest one born 10/10/11:j0

Unless your house is actually on the market, I'd say you have no way of knowing how "saleable" it is in the current market. At the moment, things aren't the way they used to be and it is really hard to judge what is going to sell and what isn't. If you put an offer on a house before you have a buyer yourself, you're effectively saying "take your house off the market and I'll buy it eventually. not sure when though". Would you accept an offer from a first time buyer who said "I haven't got a deposit saved yet but I'm putting away as much as possible. And I buy myself a lottery ticket every week so I could be ready to buy come next weekend"?! That is effectively what you are doing when you try to buy before you've sold.
Unless of course you're in a position to buy without selling. Then you are proceedable and the ownership of your current home is academic.0 -
If it's feasible, a good way to deal with a situation is to ask the agent you want to buy through to market your house. The vendor might not want to take their property off the market but if your offer is in theory acceptable they'll get the reassurance that they know the agent will work hard to get the chain in place so the deal can go through.0

If you did make an offer, and that offer was accepted, what then?
You put your house on the market. How long will it take for you to get an acceptable offer on yours? You can't offer the sellers any assurance that you will be able to actually buy their house by any definite date, can you?
Would you REALLY expect the seller of the house you're looking at to wait for you to sell your home, and for them not to accept any other viewers or offers whilst they wait for you?0
