Looking to download a AST

Our tenant has asked to renew the AST for 12 months. The one we have was produced by the LA who did the tenant find for us but I thought I could just print off another, rather than get the LA involved again. Can anyone suggest where I could get a template? Thanks.

    why not just type up the one you've got as you obviously have access to a PC, I doubt it's copyright

    the best place to get a replacement if you can't/won't do that is by joining a LL association and using one of theirs

    Are you a member of one of the landlord associations, such as NLA? If so, I'd have thought they have templates on their websites (I've always had a AST done by the agency when they find new tenants so don't have a template, sorry).

    You don't need to renew the tenancy agreement. An AST just continues after the initial fixed term, with one month's notice on the tenant's side and two months' on the landlords. If you want a piece of paper, just type something up to say that the original tenancy is continuing and confirming the rent.

    I thought he's providing accommodation for someone to live in, insuring it, maintaining it, paying the mortgage? Obviously, you live in some different universe where this is nothing.

    That's a bit unneccessary! Hardly money rolling in! We're renting our house out as we've relocated and can't sell it and it covers the mortgage! So not in a LL association or similar. I know the tenant doesn't need to renew etc, but she has asked to so she knows she can definitely stay there for the next 12 months. Which is fair enough, I'm happy to know the rent will be coming in.
  • You could use PropertyHawk.That's free to use and provides all sorts of forms. Make sure any that you use are fit for purpose.

    Personally I like the Plain English approved AST available from the RLA.

    Joining the RLA is a good idea anyway, and is tax-deductable.

    There are free ones available if you google. And even the best may need adapting to your circumstances.

    But whatever the source, read it carefully and make sure it meets your needs (and look out for pointless unfair or unenforcible terms).
