OK geneer, let's accept your definition of stagnation.

Its not my definition. It’s the definition.

So if a market goes up several hundred percent, then settles within a band within 10% of the peak, that would be a soft landing by your definition I guess?

The increase to peak is irrelevant.
And I would not assert that a subsequent 10% increase or fall counted as stagnation.

You haven't really explained why this is important to you anyway. I'd love to know why you think why it's a big deal in the first place.

I believe this has been answered already.
By both myself, and more powerfully, by the bulls who chose to respond.
Each and every bullish attempt to negate the OP via “argument” has involved some iteration of the “timing” argument. Which given the contents of the OP has made every argument self defeating.
As well as quite funny. :)

Actually I know why, it's because you have a gaping psychological scar around your abject failure to profit from what you thought in 2002 was going to be an imminent crash. And you desperately need to be right about just one thing.

    Incorrect.
But I would suggest that such histrionics probably says more about your own current psychological state.

If it makes you feel better, I'm perfectly happy to tell you I called a soft landing every year back to the stone age.

Didn’t I already advise that your singular opinion is not that interesting or relevant.

I'm perfectly happy to tell you I speak for all bulls and we all think precisely alike - none of it is true obviously

Yet strangely you have repeatedly insisted on speaking for “the bulls”.
    Funny that eh.

it's really of no importance to me whatsoever

    Yet here you are. Again.

neither is it of importance that Capital Economics were calling big falls year in year out.

Yet you’re compelled to put it to words.
Of course as previously noted the Crash did at least occur.
    The soft landing never can.

The actual outcome has happened now, and has superseded past predictions.
Silly Julieq. An outcome doesn’t supersede past predictions.
But it can either validate or discredit them.
    julieq wrote: »
None of that is going to change the fact that you gambled on property and lost big time.

Except I didn’t gamble. And the outcome has suited me rather well thanks.

And no, I don't do car washes.

    Erm. Ok.

Why are you so upset all the time then?

    What do you mean upset?
Deconstructing spurious bull arguments is a jolly good laugh.

This thread being a particular case in point, given the self defeating counter intuitive comedy efforts of the grumpy bull contributers.

I suppose it must take your mind off all that rent you've paid over the last few years whilst you've been waiting for the big crash.

The big crash started over three years ago.
    Did you forget that? :)

How much longer can you wait before you buy a house?

I'm guessing that you are single or have a tolerant partner. Living in a bedsit for eight years and still not buying would test the patience of a saint.

Have you thought about working out the total cost of ownership vs. renting over the longer term because every year that ticks by means your experiment costs more money.

Less time than those waiting for a soft landing. ;)

Yes. You are indeed guessing. :)

Gosh. Has that never been done until now. :rotfl::rotfl::rotfl:

I'll take that as a no then. I must admit I'd be wanting to avoid the figures as well or, at the very least, hiding them from my wife.

I've written a letter to Jim'll Fix It for you and asked (now then, now then) if Jim can fix it for you to buy a house as you seem incapable of sorting it out for yourself.

I was rather hoping you'd take it as sarcasm.
On account of it being a rather old dull fall back position discussed oh about a million times in the past.

On account of your "rent is dead money" argument being a tired old, discredited fall back discussed to death thousands of times in the past.

It also has nothing to do with the OP, and as such is clearly another toy from the pram bull moment. Nice!

Funny. I wrote asking Jim to fix it for the bulls to have a soft landing. Unfortunately he said its now a total impossibility. ;)
