    Gosh, I never thought about estate agents feelings, how remiss of me. Next time I buy a house I'll go straight in over the asking price to show my commitment to the sellers, and have a good relationship with the estate agent.

    And what if your low offer is accepted? Will the vendors experience regret and continue to market the property hoping to find a higher price with someone else? The chances of such a buyer being found are high as people usually want a property that someone else wants.

    But if somebody else wanted it surely they wouldn't accept the low offer in the first place - am i missing something ?
  • Potential Buyer: "I see you have this house on the market for £249,950. It's a wonderful house, and given some of the others I've seen, I think that it's worth at least £265,000. I wonder if you would accept that?

    Vendor: "That's a very flattering offer, but we couldn't possibly accept that. Maybe we could meet in the middle. Say, around £258,000?

    Potential Buyer: "Oh. Come on. You undersell yourself. It's just got to be worth £260,000."

    Vendor: "OK. Well £259,000 and I'll throw in the carpets. That's my final offer."

    Potential Buyer: "Well stuff you. I'm not having people think I can only afford £259,000 and can't even afford a carpet to go in it. So I'm going elsewhere.

    There's a simple solution, and they should add it to the website.

    You get a colleague/friend to go view the property. They then make the 'low offer' you were planning. If it is accepted they then unexpectedly pull out a few days later leaving the road clear for you, to come riding in as the hero, saving the situation. No loss of face whatsoever.

    I'm surprised they didn't think of this.

    Alternatively Estate Agents could start insisting that they only market properties at realistic prices.

    Alternatively, put an IQ test in place so that you cannot become a estate agent unless you have an IQ of at least 110.

    That wouldn't work.

    There's a local Estate Agent I pass with 5 of them sitting around playing computer games all day. Between the five of them, I am convinced they would add up to a total IQ of 110.
