So, the problem is the number of people. And it's fairly clear that they are not all kids.
Are the kids filling the wheely bins, drinking and smoking? Or is it actually the adults that are causing the problems?
Whilst deciding to not allow kids at a property might be an acceptable viewpoint, to some degree, it's not a logical one. Kids will only behave as the adults allow them to.
It's the adults you need to be concerned about - how they behave / what they think is ok; not the kids.
i don't know about that. my parents didn't allow me to draw all over their wallpaper with permanent marker and crayons when i was about 5, but i still did it when they weren't looking. somehow i don't think it would have made much difference if he had told me when we moved in that it was a rented property.0 -
What a saddening insight into the mindset of people who want their cake and to eat it.
You've got the deposit. Business has risks. It's not all rewards. It would be very very difficult to eliminate every single risk and still reap the rewards which is appears you wish to do.
What was saddening is the very fact the OP intends to get rid and cause grief to a family with kids straight away, regardless. You could understand if the kids had acted up, or rent wasn't being collected etc. But this kind of thing is the reason a lot of people view amatuer landlords with such distaste.
What happens if someone gets pregnant, like people do in life, while living in your precious house, which you want to reap rewards from?0 -
I can't believe the posts going on at the OP for not allowing children. He voiced from the off with his agent that he only wanted couples/professionals and has a right to state who is living in his property. The fact the LA's are no hopers is not a surprise. They clearly went for the first option, as do many LL's and did not do their research.
The foreign bit does concern me. I have had Polish tenants in the past who have looked after and been more considerate then any of the British I have had before. That said, if I let a property stating no children, dogs or whatever, I would expect an agent I am paying to make this happen. If tenants applying do not fit this criteria, then I should be informed and given an option to change.
Children and pets are not a given in other peoples properties.

the family could have saved themselves from the "grief" by just being honest on their reference form, then they could have rented a property whose LL was happy to have children in the property.0 -

Just because you have children DOES NOT give you the right to let them crap on someone else's carpets. If you must have kids, at least have the decency to buy your own house for them to ruin, rather than ruining someone else's house.
And the typical security deposit is nowhere near big enough to cover the damage the little monsters can do in a year. So whilst you may be willing to pay for new carpets, most renters either couldn't or wouldn't.

in any case, this is all decending into an irrelevance, the OP didn't ask what people thought of his policy to let his property only to tenants without children.0 -

Agent took them on. Maybe he should have been more specific considering the langage barrier.
Don't think it's really fair to lay the blame on a family who can't speak english.
stop it. if they can hold down a job as a software engineer they can read a form. the tenant already said that they only thought they needed to declare adult tenants as their non-credible excuseThe tenant does not speak English as a first language but can communicate perfectly well in it and works for a British company as a software engineer, the agent tells me.0 -

The tenants were not what the LL asked for. The amateur stuff is rubbish in this case. The tenants had kids when moving in, not 9 months after!!!! The OP has a right to complain at this stage. If they are good tenants I would stick with them, but at the end of the day, he was duped by the LA as to who would be in his property..

I deleted that as it was wrong.
Theres obviously a pack of landlords here. You are welcome to your views.
Personally I think the whole premise of calling children cretins, and wanting them evicted ASAP, while wanting all the rewards of renting out a property, is just a little sad.0 -
