More persons in my rental property than I thought

My tenancy agreement names the people who are permitted to reside at the property. This includes my child. On the face of it, I would think that barring pregnancy, I would be in breach of contract if I allowed another person to live at the property.0

You may find your next tennant moves in day one. Starts smoking, moves in their granny, kids and incontinent great dane on day two. Unfortunately, there is absolutely nothing you can do about it.

I am surprised at this. When I have been looking for a rental I have seen lots of properties which clearly stated no pets, no smokers and no DSS but none that stated "no children".

I've seen loads with a "no children" exclusion.
Why ? well, I saw one property where the tenants allowed their kids to draw all over the walls, smear dirt and grime everywhere they could reach etc.
You have to remember that some people and some cultures have no respect for the property of another. Also, nearly every LHA claimant is encumbered by kids.
One way to put them off is to simply request £10,000 as a deposit.0 -

Why are so many people pouncing on him? It was a perfectly reasonable question. It's his property so he should be able to say what he's prepared to accept & what he's not.
I can't stand people who tell lies, although I realise they do so, so that they can get into a place and then start doing what they want. There are some very nasty, devious people out there. I know someone who rented a house with a No Dogs rule and moved straight in with her bull terrier, having lied to the Landlord. She would be the first one to start bleating that her tap is dripping though and expect the L/L to get it fixed same day.
There's a rented property near us which is supposed to be rented to a couple (from Eastern Europe) and one small child. There are now 9 people living in there, with several cars which makes getting in/out of our drive very difficult. The wheelie bins are overflowing with the lids unable to close. This means they are now attractive to rats and, of course, rain gets in and the contents get smelly. There are quite literally hundreds of cigarette butts thrown outside by them on the pavement and their garden is littered with beer cans.
Actually I don't understand how they can all afford to smoke & drink anyway.
Before I get accused of being racist, can I just say that I actually gave the original young couple some good furniture when they moved in and tried to make them welcome ....... little knowing that they'd then move in all their mates.0 -

So, the problem is the number of people. And it's fairly clear that they are not all kids.
Are the kids filling the wheely bins, drinking and smoking? Or is it actually the adults that are causing the problems?
Whilst deciding to not allow kids at a property might be an acceptable viewpoint, to some degree, it's not a logical one. Kids will only behave as the adults allow them to.
It's the adults you need to be concerned about - how they behave / what they think is ok; not the kids.0 -
