    No, I don't believe that the OP has given up any rights. He said that he stayed at home on the weekends so patently did not have another property as their primary residence. He moved back full-time six months ago. Which is a completely different thing to moving back permanently.

    I hope that the OP has had a chance to see a solicitor by now.

    Can't you change utilities company's? Surely you just need a meter reading, no access to the accounts online required? Sorry if I'm wrong - just an idea.

    Go see your solicitor. Most give initial consultation for free.

    OK, so the 'lodger' pays for the electricity and gas. Turn the heating on full blast and make sure every electrical appliance and light-bulb on 24 hours a day. He will get quite a shock when he gets a massive bill. Might even make him change his mind about staying.

    Changing utiltilies won't do anything to actually get the lodger out, though.... I don't think these are the main issue.

    Give 4 weeks notice in writing, you keep a copy, and if that fails then apply to the sheriff court for an order.

    ...and if the OP is to persist with the 'weekdays away, weekends here' scenario for the 4 week notice period, I'd suggest gathering all small valuables, proofs of ownership, etc and keeping them somewhere safe offsite - bank deposit box, maybe?
  • I would seek some advice as others have suggested and whilst waiting for that to all be sorted by the official routes I would buy an Electric Heater and leave it on full blast constantly with the window open, It will send the electric bill through the roof and be very amusing when the next bill came through.
