I've been told by several EAs that everybody is coming off Rightmove because they've just hiked the prices up. Not sure if this is just a local phenomenon?

Agents dipping in & out of Rightmove seems to be an ongoing thing. From time to time agents opt into Rightmove, at which point you'll suddenly see a rash of their property (old stock) appear in the daily updates sent. However, they must also opt out, or they'd all be in there by now, and they aren't.

When I was looking, I'd keep my automatic Rightmove 24hr searches running, and favourite any agents that weren't with them, so that I could run a daily check on them too. That way nothing was supposed to get though the net.

    It almost worked! :(

One of the agents here doesn't put U/O or sold flags on their properties, nor do they remove them once sold.

really annoying if you see a nice house only to ring them and find it sold 6 months ago

I quite like zoopla. it collects together in one place a lot of the property that is for sale all over the country and it is possible to search for places in the specific area that I am interested. It saves me from having to go round visiting all of the local estate agent shops. I can see for myself at any time of the day or night just what is currently for sale. It even tells you how much a property has been reduced by over the last few months and it also tells you the price that the property last sold for and when.

Apart from that it's a pile of poo that no self respecting purchaser would consider...EVER!!!

    RightMove every time for me!
  • Hi, Lawrence here from Zoopla.

Just been reading through this post and normally I’d pass on by, however given some of the posts/feedback, just wanted to outline a few Zoopla tools that some readers may find of use when looking for property.

I'd like to say this isn't a sales pitch, but clearly going to be hard given my position with Zoopla...

We firmly believe that information is the key to making the right property decisions and that’s why we exist!

So, in addition to searching for property for sale/rent on Zoopla, here are a few tips on how you can improve your chances.

    1. Get an idea of what the property might be worth first with our free value estimates – we list every single UK property in our Home Values section. So, this could give you an idea of what the property might be worth.

It’s worth pointing out that I have previously pointed out on MSE that our valuations are not formal valuations and cannot be used as such. What they do do is provide a very useful start point for researching the likely value of any home. If you are the owner of a home, we also recommend that you get a local expert to value it. You'll find a link on the home page of Zoopla.co.uk labelled 'Estate Agents' where you can search for your local ones.

    2. Find out what it previously sold for – we have over 16m sold house prices listed in the sold prices section on Zoopla, dating back to 1995. This data comes directly from the official records of the dates and transaction prices recorded at the the Land Registry and the Registrars of Scotland.

    3. Find out when it was listed for sale - the unique Zoopla Property Archive contains nearly 2 million historic records of properties from across the UK that at one time have been for sale or to rent on the open market in the last 10 years. In the archive, you will find:
    • the historic for sale or to rent asking price of a property
    • the time it was last on the market
    • images of the property at the time it was last listed for sale or to rent
    • a description of the property at that point in time

    4. Refining your search - when searching for property on Zoopla, you can refine your search with a keyword relevant to your 'must-haves' in a property - maybe you want to be near a certain school, desire a spiral staircase or want wooden floors? Only Zoopla lets you search property for sale or property to rent listings by any keyword you want! There is more info on this feature on the Zoopla blog.

    5. Sorting your results - when you search property for sale or to rent on Zoopla you can sort your results by the Most Reduced properties. In addition to sorting by Most Reduced you'll also find the following sort options: Most Popular, Highest Price, Lowest Price and Oldest Listings

    6. Keep up to date with the newest properities - you'll need to register first, but when you have, you can set up as many alerts as you like for areas where you maybe looking to buy or rent. It's straightforward to set-up and keeps you up-to-date with the latest properties on the market via MyZoopla

7.Get professional help finding the one - get in touch with local estate agents, lettings agents and developers across the UK using our extensive online directory

Hope some of this helps - there is more info on each of the tools on the Zoopla blog - blog.zoopla.co.uk

thanks, with the exception of 1 helpful post above (which I have already thanked) what I found frustrating with regard to other posts was no explanation offered as to why 1 site was supposedly better than the other. To me, as an outsider, that seems just like 'herd mentality' (which I often avoid!)

disclaimer: I can't recall yet looking at the other site so have no other opinion on the subject

ps. I did find the cookies annoying at first so that I was constantly bombarded with property advertising wherever I went but they are easy to opt out of so that no longer becomes an issue.

I don't see it primarily as a selling site, because it has so few of the available properties from my area of Scotland.

In my county, there's over 760 properties for sale (as best I can determine). Zoopla has 120 or so. That's barely 16% of the total.

Around here, no-one will be looking at Zoopla for somewhere to buy, they'll be looking at the other portals and agents' websites.

    Hi, Lawrence here from Spamla.

My, that was a handy coincidence, just when some newbie was asking questions about your site.

I only use zoopla for the house value guesstimate, for "how much it's worth now" if you apply the up/down movements of price since it sold last.

My usual rightmove search is "everything in my whole county in the past 24 hours". This sets up the PB starter point. Just in my one, small, town, Zoopla has 188, whereas RM finds 519.
