No, they have a reasonable time to fix the problems. The definition of reasonable will depend on the nature of the problem. Many problems may require faster action. Some may well be able to wait longer.Just for the record they have 28 days to fix all the problems.
No this is not correct. If anyone does this then the LL will not have to pay. The correct procedure (you miss out a number of steps such as getting at least three quotations and given the LL a second chance to fix the problem) is documented in the case of Lee Parker vs Izzet.Once the 28 days are up you can have the work done yourself and have them bill the agent/landlord. Or so I've been led to believe.0 -

although it is too late for you on this rental, hopefully you will learn in future to get every promise from a LA & LL in writing, then only hand over the deposit with written agreement that if the work is not completed by move in date you will be refunded all costs in full.
You need to write to your LA stating all the problems and request an answer within 7 days setting out how each will be dealt with and when. Advise them that no reply will result in you contacting the local council and enviro health.
Do you have a signed inventory? Do you have details of the deposit scheme yet? Did you sign a 6 mnt AST?0 -

I think you'll find that in this case 28 days is more than reasonable considering the list of major problems that have been listed by the OP.
As for the definition of reasonable depending on the nature of the problems. Well just read the list of things that need fixing that the OP wrote about. The majority of those problems definitely require actioning much faster than 28 days.0 -

I don't disagree with the fact that the OP has major problems which need fixing. I was merely correcting the impression you gave that there is a "hard" limit.0
