I apologise for the poor spelling in advance,
I moved into the house im living in 2 weeks ago, when i came to look around everything looked ok, apart from there had been a bust pipe in the livingroom so half the ceiling was down and they bloke that showed me round said once they had a tentant intrested in the house they would get the things sorted, there was some minor issues with the clenlyness of the house but the bloke said it could all be sorted before i moved in.
I came to look at the property threw the window the saturday before i recived the keys, and there had been no work started and i was planning on moving in on the following thursday.
after phone call after phone call i managed to get hold of the letting agency, they promised me it would all be ready to move into by then, by this point i had paid £395 as a months rent and £200 admin cost.
on the thursday when i rang to arange the time to pick up the keys the bloke refused to meet me at the property and came to the house i was living in. the keys where exchanged and 2 hours later i went to the house to measure up and there was 2 blokes working on the house telling me i could not move in on the thursday and would have to wait until the saturday,
now im in the property there are some MAJOR concerns,
*my cellar (to add i didnt know one exsistd) was flooded in 2 ft of water,
*the house is riddled with damp
*my floorboreds in my living room are warped
* i have no carpet in my living room or on my stairs which i was told there would be down before i moved in
* my bedroom window is falling out im having to hold it in with anything i can.
*i have no gas safty certificate
*the plaster is falling off the walls all over the house.
* my 18 month old daughthers bedroom is so cold even with heating on becasue the window doesnt shut properly
*there is some structural damage to the kitchen extention.
*the window in the kitchen is coverd with dry rot
*there are fleas and woodlouse all over the house
*there are rotten and damp floorboreds in the living room too
Some people are saying im being over dramatic but my daughter has had respiratory problems and had to be on antibiotics and they say its down to the damp
i have notified housing standard and the letting agency themself and the letting agency say the will send someone out to fix the problems but ive had no luck, they promise every day to send one one out but no one ever shows up, i ring and ring and ring, they are getting very stroppy with me and telling me these things are out of there control,
Im worried about my daughter welfare and i dunno what i can do!
can anyone else help with suggestions, im sorry for rambling on but im at the end of my tether

My goodness!
You are most definitely NOT being over dramatic at all, because if it was the people who are telling you you're being over dramatic I can guarantee they'd be acting the same way..
I do have a question though did you not know about all this BEFORE you moved in?? And if you did (how could you not have done about the majority of it?) then why did you agree to rent such a shoddy place?
That isn't a criticism, I just can't understand why someone would agree to rent such a place..*my cellar (to add i didnt know one exsistd) was flooded in 2 ft of water,
The landlord/agent has to have the water pumped out.*the house is riddled with damp
Not sure what to suggest about this but I would definitely raise it as a health issue with the landlord as if your daughter is suffering then it is a very serious problem. In fact if I were you I'd move out because your daughters health is more important. I realise you might not have the money to do this now. But do you have family you can stay with? Where you and your daughter will be much better off for the time being.*my floorboreds in my living room are warped
Due to the rotting floorboards presumably. This needs to be fixed by the landlord/agent.* i have no carpet in my living room or on my stairs which i was told there would be down before i moved in
If you were told there would be carpet down before you moved in then there should have been! (Did you get this in writing?)* my bedroom window is falling out im having to hold it in with anything i can.
The landlord/agent is responsible for having this fixed.*i have no gas safty certificate
They have to provide you with a gas safety certificate by law. They have no choice.*the plaster is falling off the walls all over the house.
If the plaster is falling off the walls they have to fix it as it was like it before you moved in but is not your responsibility to fix.* my 18 month old daughthers bedroom is so cold even with heating on becasue the window doesnt shut properly
If the window doesn't shut properly the landlord/agent has to fix it. Until then I'd move your daughter into your room which hopefully is warm(er) ?? Even though your window isn't held in properly, I'm assuming it's still warmer as you haven't said otherwise?*there is some structural damage to the kitchen extention.
The landlord/agent is responsible for having this fixed.*the window in the kitchen is coverd with dry rot
The landlord is responsible for having this fixed.*there are fleas and woodlouse all over the house
The fleas I can't explain (perhaps the previous tenants had pets?) but the woodlice will definitely be to do with the dampness, no question about it.
Unfortunately you are liable for getting rid of any fleas and or woodlice. I believe it does state that in most tenancy agreements.*there are rotten and damp floorboreds in the living room too
The rotten and damp floorboards in the living room need replacing. Again this is not your responsibility. It's the landlord/agents.i have notified housing standard and the letting agency themself and the letting agency say the will send someone out to fix the problems but ive had no luck, they promise every day to send one one out but no one ever shows up, i ring and ring and ring, they are getting very stroppy with me and telling me these things are out of there control
Just for the record they have 28 days to fix all the problems. Once the 28 days are up you can have the work done yourself and have them bill the agent/landlord. Or so I've been led to believe.0 -
like i said the only faults i saw where the ceiling and the clenlyness, id never move my angel into something like this and have her be so poorly,0

Get Environmental Health round immediately! Also contact your Local Authority's private rentals unit. Either the landlord needs to get all of these issues sorted asap (sounds to me like this hovel needs to be demolished, not repaired) or you claim that the tenancy is "frustrated" and walk.
Take dated photographs of EVERYTHING right away.
Get onto Shelter's website and see if there's any advice to be had on there and get yourself down to the CAB as soon as you possibly can.0 -
i have done everything u've said, i cant move in to familys houses they are too small,
its really deppressing me

Is this the same property as your other thread?
1) Both security lights outside need the bulbs changing as they work but both bulbs are blown. Is this the landlords responsibility?
2) The light outside the front door is also in need of a new bulb. Is this the landlords responsibility?
3) The electric shower listed on the inventory in the bathroom isn't in working condition. Bearing in mind the shower is in an unworking condition and is the responsibility of the landlord to replace with a working equivalent as far as I'm aware. Is this the landlords responsibility?
4) The taps on the kitchen sink are very stiff and 'stutter'/vibrate a lot when the taps are turned on (which is not normal) and which indicates the taps are very old therefore need replacing. Is this the landlords responsibility?
5) The electric heater just to the right hand side of the sink (at floor level) is in an unworking condition and needs looking at. Is this the landlords responsibility?
6) The draining board causes water to leak directly under the sink. Which in turn has caused the wood to rot directly underneath it! Is this the landlords responsibility?
7) The pipe under the sink (that carries the water from the sink to the drain outside is loose and falls off) and has yet to be fixed. Is this the landlords responsibility?
AND this one? You really ARE unlucky!
Anyway fast forward to now, I've moved house (the insurance certificate has my old address on it) and on Tuesday the 1st of March I was hoovering upstairs and the hoover literally switched itself off! So I did the usual changed the fuse in case it was that and plugged it back in again and it still didn't work. Tried it in another socket. Nope still dead.
AND this one? Just how unlucky can you be?
I'm going to be changing the locks on the property I rent due to some undesirables hanging around my area and one of them I found in the garden!0 -
Wrong thread my love x0

That's my thread. Lol
I wouldn't live in the property Hayleybee's mentioned!0 -
No, nor would I and think she needs to get the hell out of there asap.
Hayleybee please do not pay another penny in rent to this landlord.
Please let this be a lesson to anyone reading this thread to NEVER accept the keys to a property when you haven't double-checked that any promised repairs etcetera really have been carried out. So, now you know why they turned up at your previous place with the agreement and keys, don't you? Bloody crooks!0 -
Sorry Soniclord - thought both threads (and property issues) were yours! Must read more carefully!0

This is one for environmental health as this property will need major structural works to put it right. OP - you need EH, from your local council, to declare the property uninhabitable before you can leave the contract. If you phone up you council you can book an appointment. List the problems like you have on this thread and I'm sure they will come as fast as they can.0
