I don't know what "average" they are using each time and how these statistics are calculated.
As far as I'm aware the average for wages officially uses the median which is suppose to be about £25,324 for a male and £20,124 for a female.

There as using the mean would give you higher figures £28,941 i.e. http://www.findarticles.com/p/articles/mi_qn4153/is_20060815/ai_n16644498
And the above article gives a wide variation for wage figures in London from £71,838 to £25,890 with an average figure of £41,759 which indicates this article is using the mean. (But is it for men or women?)
Then what is the average house? I don't want figures that include 6 bedroom detach houses when I know these are rare but 2 bedroom properties are not in most areas.
And how are the house prices calculated? Using the estate agents sale prices or land registry (actual) prices? Are they calculated using the mean or the median?
Rightmove is an estate agents website so their averages will be higher as it's in their interests.I'm not cynical I'm realistic

which do you reckon is the bigger bubble MM- stratford or bulgaria?
I live near to stratford and its only redeeming feature is that it has a poundland, and a shuttle bus to stansted.
There are SHEDloads of flats by Maryland station (*shivers*) and also some near the bow flyover that STILL havent sold and I remember me mentioning those in one of your threads before MM- saying can you believe it. The ones by bow flyover are "part ownership" from a big builder. They had a "last few remaining" poster up back when I joined MSE so about march april time. Its still there :rolleyes:

I also find the apparent housing shortage confusing, there really is no shortage of any type of property in and around me, in fact a lot of the new builds (particularly the keyworker units) are struggling to be filled, that's not exactly inkeeping with a shortage.0

I've travelled up the Liverpool Street line for years, and warehouses that were decrepit for yonks have suddenly had a refit and are now, magically, exclusive apartments!
Where are the Bow flyover ones? Is there a link?
The funniest is the Chelmsford one, further down the line, which used to be a horrible bus station, frequented by p*ss heads and tramps. Now it's the town's most "vibrant address"!!
One bedders start at 200K!!!!!!

I can't understand that. If any average method was going to be easily distorted by higher earners, surely it would be the median and not the mean?0
