Should I change my pictures?

  • I would have them take new photos in daylight and in focus!! Most of those ones are blurry. The flat itself looks very nice tho.

    I love the green room, it makes it a little bit different and is very of the moment. If you can't afford to put a bed in, I'd try and glam it up a bit more.

    Improvements to pictures (using RM's numbering)

    Take them all in daylight

    1. Which building are you in? The one in the centre over the water? Or is that your view to the water? This should be clear from the picture.

    3. Move the towels from the oven handle

    5. Clear the clutter. Scattered toiletries, bog roll and bins are not an attractive feature.

    Tell the EA to buy a photography basics book and read up on how to best combine flash and natural light. Or do it yersel.

    Jeez! As others have said:

    1. Get the pictures taken professionally in daylight.

    2. Go around your flat and remove ALL personal effects.

    3. Put loose items away into cupbaords/out of view. You need to create a 'just furnished' look and eliminate the 'busy family look'.

    4. A wider angle for some of the shots is needed.

    5. Seeing rush-hour traffic outside is a no-no.

    Your LA has let you down - the photographs are appalling. Out of focus and property appears dingy.

    As others have said, shift the junk from the bathroom, towels etc in kitchen, stuffed things on bed etc. Put a bed in that second bedroom, even if it's a single fold up one( full size) that you "dress" - get one from Ikea and flog it on afterwards

    Stick a plant/ folding chair out on that balcony.

    Is the first pic the view from the balcony ( water view) or is it showing your property's building?

    Much better to remove the solitary chair the green room if you can't get a bed in it. A bare room looks better than a half-finished looking room.

    These flats are right next to a big busy road though, so there's no point taking out the traffic as anyone who is bothered by that won't buy one of these flats.

    Knowing the area a bit, I think yours is a bit overpriced - around the £125k mark would be more realistic. At the price you have it, I think people have expectations of somewhere a bit bigger, which is why you've had feedback about the kitchen size etc.

    Does nobody else think that think 11 viewings in a month is good going? The pics haven't stopped people coming to view.

    As I said before and a few others have mentioned, it would appear that the price may not be competitive. Think about price before anything else.
