    I lived in a shared house when I was 18...I used to work late shifts, not getting in until 4am. Anyway, was in my bedroom (locked), asleep, was about 9am after a late shift the previous night when my bedroom door was unlocked and in came the landlord (a rather loud Italian guy) followed by two window fitters, I called out "excuse me..." but the landlord just waved his hands at me, told me he wasn't looking and him and his two people proceeded to measure up the bedroom window for 15 minutes...While I just sat up in bed with my arms folded and a face like thunder, they stood there chatting in Italian amongst themselves! He didn't even knock for gawd's sake!!!

    Letter is 1st step (polite, calm,,) - then we see what happens. Hopefully any LL with half-a-brain (eg me) would say to themselves "Oops, I'd best slow down & do it right..." but, if a landlord wants to he can start possession proceedings for no reason at all (even if he is very happy with you!) [Thatcher's doing..].. It is unfortunate but with baby would some people think the baby's protection is the priority??

    The landlord may think that he's protecting you/your belongings by being there when tradespeople (who you don't know) are in the property and ensuring nothing gets broken/goes walkabout (also protecting himself - no false accusations). I'd start off with speaking to him and saying something along the lines of 'you don't need to be here when the plumber etc is here as my husband is working from home and we don't want to put you out' rather than the 'I know my rights' which may get his back up.

    I think your LL has no idea what quiet enjoyment means.

    As for being nice as they sorted out the boiler, he had to by law anyway.

    Quite, but this particular landlord has also arranged for the windows to be replaced which he didn't need to do at all: he could have had them repaired, I expect

    As in all things in adult life, it's handy to know where you stand legally but in the first instance trying to appear calm, reasonable and friendly plus talking face-to-face rather than firing off letters could pay dividends in the long-run.

    yes the £300 is protected as well, so our full bond with the DPS was £750.

    Well he said he will be coming on Monday when the boiler gets repaired (a 3/4 hour job I think?) but my OH has tkaen the day off, so I guess we could jut say we won't need him there as we are both in

    well just an update for you. Boiler got replaced on Monday, so I sat upstairs in the bedroom with the dogs as they were coming in and out.
    LL never came cos he was at work, but OH phoned him later that night to say the laminate had been taken up so the gasmen could replace the pipes. OH was unable to get the laminate back down, so LL said he would call on Tuesday and arrange a time to come round and have a look.

    I called him yesterday morning to see what time he was coming, no answer. Anyway he let himself in at 2pm yesterday, I was in luckily dressed this time, but was upstairs and had a heart attack when he shouted up the stairs, do I want a brew?.:mad:

    Anyway we are getting a carpet laid in the room rather than replace the laminate and he is allowing us to deduct the cost from next month's rent.:)

    However I am going to ring him later myself and just ask him to ring me before he comes round rather than letting himself in. I'm just going to be frank with him, not rude! x
