Scotland - Home Report - does it include land?

Hi all,

We're selling our house, the first time we've sold since the Home Reports came in.

Does anyone know if the Home Report "Valuation" figure included in the report considers overall plot size and actual house location, or is it based purely on bricks and mortar and floor area?

We've got a reasonable sized garden and it's a semi-rural house, but we've nothing to compare it with in terms of recent sales of similar properties.

In other words...when we get the HR completed, how can we know if the value given in the report is realistic? Buyers tend to submit offers based on the HR report, and if that's a low value then it ultimately affects your likely sale price.

EDIT: The reason for mentioning the land....is that the house we are buying is smaller than our current house but has much more land. And we have the HR for that. So is the value in that HR representative (smaller property but much bigger garden) or is this apples and oranges?

    The surveyor will provide a valuation based on what's being sold, and if this includes large gardens as opposed to small, should take account of this, I would imagine.

    If you're going to be in the house when the surveyor calls, why not just engage him in conversation and ask directly? You're far more likely to get a meaningful answer from him than from a forum like this.

    Many thanks. Yes the survey was done yesterday but the guy had a poker face and gave nothing away, despite polite but direct questioning.

    The property we are buying is 3 bed detached, 1.5 storey, 3 years old, double garage. It has 3 acres of paddock with a clause preventing development on it. Our own property is a 4 bed detached, 2 storey, 3 years old, single garage, and with approx 1 acre.

    The reason for my concern is that the one we are buying has been valued at 320K. But we have zero idea if the garage + land will offset the fact that our house is bigger.

    Time will tell, I just wanted to ask the audience...
