    Clear your wastes, then see how it is.

    As I suspected, new- ish build, wastes are possibly not properly supported and now, after some years of use, have sagged creating low points that attract gunk to sit in them.

  • I think anti vac trap on your basin may be the only answer or can you put a small durgo at the end of the waste pipe near the basin

    Hi.

    I would assume this is a relatively new build house?

    As the problem is specific to the ensuite then I would say you have a build up of hair and slime in the waste pipework AKA 'gunk' not a problem with drains in general.

    You need to plunge/jet or add acid type cleaner to the wastes.

    I can only assume that the builder/plumbing contractor was too cheap to actually run the soil to outside air instead of fitting an AAV in the roof space.
    Your plumber's comment suggests it's possible to do this.

    Lift an inspection cover, if you can find one outside, and confirm the drains are clear.

    Yes, the house is only 4 years old. The problem is now causing water to come back out of the kitchen sink when the washing machine is in use, so an additional room. Much of the problem is centred around the washing machine in use, though I don't know if there is a specific reason for that.

    I've already put strong drain cleaners down the toilet/sink/shower in the en-suite which didn't help and cannot find an inspection cover unfortunately.

    The plumber told me that they don't run to outside air on all house, just one in a row of a few, though I cannot find which house might have it unfortunately. I'm trying to think of an alternative solution to having a hole drilled in my outer wall!

    Is your kitchen sink and washing machine on a shared drain then? My washing machine is set up like that, if I'd been given the choice I would have preferred them to have them seperate. You could put a plug in the sink when the washing machine is in use and then run some cold water through the sink once the washing machine has emptied (to clear the u-bend).

    If it were me, I'd go for the hole. Where I lived previously had a similar setup (modern three storey townhouse with the soil pipes all "internal") and slow-draining was always a concern.

    To be honest, I don't know the symatics of the plumbing so not sure if the sink and washing machine are on the same loop; they are located in different rooms separated by two doors so not sure.

    I agree this sounds like the best way of sorting, just concerned by drilling a hole in the outside wall, the look, and also why this problem has come about instantly with no sign of any work being carried out in neighbours homes or anyone else suffering the same problem.

    If I were you I'd contact some more plumbers and see what their diagnosis is - ie. describe the problem and the solution that's been suggested by your current plumber and then get a quote for something that would fix the problem (rather than paying a callout fee).

    Help. I am getting exactly the same problem as OP.

    I flush, the water comes up to the top of the bowl, then goes down quickly.

    There is only one toilet. I am in a bungalow. The neighbors are not having problems.

    I have checked outside and cannot see a stink stack. There is a pipe coming out of the roof with a 'mushroom' cap, but not a 'cage' cap.

    If I go into the loft to see what is happening, what should I look for? I am NOT technical.
