She didn't say it was an identical house at an identical price! I've sold houses in the last week in 24 hours but that doesn't mean I am going to find buyers for all houses that quickly!My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

You haven't mentioned price. Surely you'll get a large number of people wanting to view almost immediately if your property is being sold at a bargain price. But if your property is way overpriced, then you could go a year without a viewing.0 -

a) Even if it was an identical house at an identical price, it would still require somebody in a position to move at a price that suits the vendor.
b) How would the agent know? Yes they may have people looking for a 3 bed detached for example, but it doesn't mean those people are interested in looking at a particular house. New people are coming onto the mailing lists all the time and others are changing what they are looking for. Would you sign up with an EA that said they had nobody interested in your property?

I think it all depends ultimately on the supply and demand in your area, although the time of year will detract many you will also have less competition for other houses you may want to move in.
My EA already had two people lined up before it was officially on the market due to them loosing another house down the street so we got some custom from that, however as there is a lack of 2 bedroom terraces that are decent enough and not need a lot of work I think ultimately that's what did it for us, not enough supply

The property market is cyclical like anything else.
Most peple are worried about how they can afford the new PS4 (or whatever it is) for Xmas for their kids before thinking about a house move.
You should, however, keep it on the market. In January, people will think they are getting a bargain, as the property market is slow at this time of year.
You will have less competition, as everyone puts their house up for sale in April.
It is very early days, but don't expect much activity before Christmas.

That's absolutely spot on - houses sell all year around. The only thing you can guarantee is that if you are not on the market, your house will NOT sell. It's a fair point that it may be psychologically beneficial to take a break from keeping the house ready for viewings, but it is wrong to think that homes (and buyers) only move in the Spring /Summer.
It's also wrong to take any notice of statistics quoted ad nauseum about how long it takes to sell, how many viewings to achieve a sale etc. Every home and area is different and individual, but the main factor is whether the interested buyer for YOUR home is out there - you only need one buyer to buy your property, not 10, so it doesn't follow that a shortage of viewers means the property sale is not moving along.
You should also take no notice of 'viewings' figures shown on Rightmove or promoted by agents - their stats bear no relation at all to the number of real people looking to buy, they are purely designed as a marketing tool (for Rightmove, not your home!)...
Realistically, few properties sell the day or week or month they go on the market and it is only unrealistic heightened expectation, the result of believing all the hype you see in the media, that makes people worry about why *their* home is not inundated with viewers and offers.
The average woman's size and shape does not fit the mould promoted by fashion magazines as the desirable 'norm' - everyone knows that don't they?.. but it doesn't stop women worrying about their figure.
Selling a home takes patience and determination. Check that the marketing is on track, but don't stress over statistics which don't apply to your home.0
