How long before we can expect a viewing?

Hi
I am very new to this moving experience. The last time I bought a house was 18 years ago!!We put our house up for sale last week
and so far have heard nothing else from the Estate Agents! The board went up on the Friday and it went on the internet on Monday. It hasnt gone in the free paper this week as it missed the deadline(according to the EA!!) and therefore will go in next Friday.
Am I being very impatient thinking we should have had someone to view by now? OH keeps telling me it is such a bad time of year to sell but a friend of ours sold within 3 days!
Thanks for any advice.

I work in an Estate Agents (covering weekends) and we do a mailshot out to everyone on our database whos "wants" meet your property. The adverts in the papers we feel are more for the sellers benefit than actual purchasers. We do surveys every few months and find that hardly any enquiries come from ads in the paper, its the mail shots and internet that provide 80% of the leads. Are they listed with Rightmove??

This is a funnytime of year and obviously varies from area to area but the last 3 weeks have been very quiet here where I am in Cambs.

    Good luck!

can you see how many people have viewed on rightmove- im sure theres a setting for this- although dont know how to do it
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
    This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast

  • Late November is a dead time for the market.

WHy would you want to spend any time with an estate agent, when you can be with friends, family and Santa?

Also, some parts of the market are hot, others are stone cold, especially after a recent rate rise.

I expect parts of the N East are cold right now.

Lastly, have you considered viewers traipsing round your house with muddy shoes? Yeuch.

    Try again in Spring.

Dont give up hope! We are in Stockton and have been on the market for nearly 4 weeks, we heard nothing at all for the first 3 weeks:eek: and now have had 3 viewing this week and another booked for next thursday. we honestly expected about 3 -4 viewing a week and found the "quiet" very demotivating.

Hope you have a viewing soon

You can't! Only the agent can get that information.Just ask them for it.

I would call the agent and ask if there has been any interest. They often don't give feedback till there is something concrete. Are you still living in the house? Could there have been viewings you don't know about?

My friend has had a flat up for a week and had several viewers so far. (in Glasgow) It will all depend on many factors inc. area, price etc and I know Scotland & England differ in the property market. This flat is a fixed price, so those that view come knowing it's within their price range.

    Hi
Thanks again everyone. I have called the EA yesterday and they said they have had no interest yet but it is early days!!! I am just so eager now to get someone round LOL! I think cos I am looking and have found a few houses that I love makes it harder. I dont think I will bother looking anymore til I have an offer on this!

I would call the EA every day at lunchtime to ask about progress. Is it a Sole Agency agreement and if so for how long? Check the agreement to see how long you are bound to them. You might want to get some other EAs in to value your property if it hasn't sold by the New Year, though this is a relatively quiet time.
In your position I would be inclined to take it off the market in January (because keeping it immaculate for viewing all the time would stress me out)then get it back on the market in March.
But if it sells next week, yippee! Good luck:)

The house has been on the market less than a week! Cut the agent some slack, they can't perform miracles.

Bear in mind that in almost every area, apart from London lol that the average length of time that a house is on the market before a sale is agreed is around 8 weeks, this combined with the time of year is going to mean you need a little bit more patience.

Although houses DO sell in November and December there is generally a lot less people out there looking.

    Good Luck
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)
    Ignore......check!
