145K House - vendor says she's refused 143K offer?

    £70k not as nice? because you can tart up a house quite nicely with that kind of money...
    Not the same type of house though. The 70K ones are ex council in a street full of ex council...most of which are now housing association properties whose front gardens indicate what kind of tenants are living there:cool:.

    This house is on a private estate and it looks like someone bought up a bit of land in '99 that was too close to the motorway to be of any interest to anyone else and built 20 houses on it.

    You're right. 34 photos actually. And while it is quite a nice house it certainly wouldn't be to everyone's taste.

    It's the proximity to the motorway that, in my opinion, totally devalues it.

    Actually I just measured the distance to the motorway on Google Earth... and it 51 metres, not 150!! I never was any good at estimating...that's ridiculously close.

    Personally I wouldn't even bother viewing a house that close to a motorway. Good luck to the vendor getting rid of it at twice the price of the nearest competitors! It would have to be a lot nicer indeed just to sell in that location, never mind at a premium price.

    OP, there must be better options available somewhere between the £70k houses in the middle of the estate and this one? What else would £145k get you in the area?

    but in it's actual postcode area you can buy houses for around 60K
    Where is it? Tripoli?
    I didn't realise houses were on the market for that low anymore. In fact, i cant remember the last time i even saw a flat for sub £100K

    If you think the house is worth £145,000 and you like it, then buy it. If you think it's worth less than £145,000 walk away. They should of course make it clear on House Network that it's "£145,000 no offers" like many people do when selling cars.

    It's Merseyside. You can get houses even cheaper. There's a modern 3 bed house with gardens, double glazed, central heated etc. with an asking price of £49,995.

    Bit of general advice - you are better buying a bad house in a good area than a good house in a bad area. The house can be improved - the area (or in this case motorway) can't. You will really struggle to sell it when the constant roar of traffic forces you out. It sounds overpriced but can't say without seeing it. Do a sold price search on the postcode and look for one of these other 20 houses - post the prices and I'll try to advice - include the dates. if you can find what she purchased for and when even better
