Yes, but if a property is 'on the market' - i.e. advertised, publicised, made known to the public in some way - it's not a 'private sale'

My understanding of a private sale is that it is a sale which does not involve an estate agent. Fairly rare in this country but not uncommon in countries like France aparently.0 -
Anyway, back to OP, it sounds like the vendor has set their price at the lowest amount they would accept with no room for negotiation. Good luck to her but I would be surprised if she sells very easily if she is not open to some kind of negotiation.0

Doesn't sound like a serious seller, I wouldn't waste my time thinking you could actually buy the place. I'd probably put in an offer of £110k or something though just to wind them up.0

Sorry I should've made it more clear...! When I said there's no EA involved I meant no face to face EA to speak to. The house is being marketed via House Network which is a (sort of) private sale company. There's no EA contact and when I asked to view the house it was arranged via email and I was told "Just knock and speak to the vendor. Don't wait for the EA because there isn't one".
The vendor's lived in the house three years and has spent a lot of money on it, but the area does let it down a bit. And although there are much cheaper properties in that area, they are nothing like as nice.0 -

Says it all really. People who use HN have huge confidence in their property and usually use about 28 pictures to prove it. Often, all they do is highlight their own particular brand of bad taste.
No doubt the sellers have misplaced confidence in their negotiating ability too, as they have demonstrated.
The vendor bought the house just at the end of the boom, spent a lot on it and now cannot countenance 'giving it away.'
If you are interested enough, have a look on Nethouseprices to see what was paid and what similar houses in that location are fetching. The latter figure will be close to the amount the house is worth, because prices are set by those who actually sell, not those who would like to, on their own terms.
...Anyway what I meant to say was, would any sane person choose to live 150m from a motorway?0
