Feel sick- renting with bad credit :(

Hi all, our landlord has just served notice on us as he is selling up. We are in a DMP & our credit rating is shot to pieces. I have phoned 2 estate agents & they were vile and said we couldnt rent with them. I was in tears on the phone
anyhoo i havebeen looking on gumtree & in the paper etc but there are very few if any private lets coming up. What am i going to do? im so far down the council housing list as OH works & im in a major panic. Any advicewould be fabxx

hi there, no ccjs just defaults we have been on the dmp for a year so i imagine our credit score is really bad. Will all estate agents accept a guarantor? Most are wanting admin fees of around £200 toogod knows how im going to find that! x

Do go over to the renting forum.
First thing to note: you have been given notice to quit. That means that in two month's your LL can start legal proceeding to gain possession, not that he is entitled to possession in 2 months.
if you are on the housing list, you need to make sure that have a copy of the your notice to quit, as that gains you extra points. Do not leave at the end of the notice period, as that means that you have made yourselves intentionally homeless. Once you get a court date, make sure the Council know and you should be given a case worker. Some Councils wait until bailliffs are appointed before they arrange alternative accomodation.If you've have not made a mistake, you've made nothing0 -
Might be worth talking to shelter see if they have any suggestions as to ways round it?
Also this post from RAS earlier on another post was interesting -So your landlord would provide evidence that you have consistently paid the rent on time every month?
If so, a lot of LLS would accept that.
You need to look for house being let by private landlords, and maybe to look over a wider area.
Could/would your landlord be able to do the same?

thanks all, we are not on any housing lists as when i enquired a few months ago we were the lowest band, a friend has been in the same band for 8 years. We get on really well with our current landlord & im sure she would give us good references & write a letter confirming how good we have been. You need to get on the housing list now, with 2 small children i doubt they will turn you away. A girl i know had simlar problems and she contacted a housing assocation and she got 1 within weeks. I dont know if its the same where you are but lists are pretty long and where we live you have to bid on line for houses. Check to see if there are any housing assocations way you live if there is tell them whats happened its worth a try, like someone already said dont leave it until the last minute. Shelter is defenitly someone you should talk to as well as they can help. Hope it all works out for you.0

I used a guarantor when I first rented, both agents I used insisted on it as I was a single mum with 4 children!Member 1145 Sealed Pot Challenge No4

Sorry to come to this late.
You should get in contact with your local council ASAP. Tell them that,
a) You have received a notice to quit from your landlady
b) You have small children
c) Your landlady is selling the house, you are up to date with your rent etc so it is not your fault you are being evicted.
You will be homeless, it is not your fault and you are in a priority group due to the children. The council must help you, this is the law. It does not matter about the waiting list, you will jump this due to your need.
They must help you secure suitable alternative accommodation and put you in temporary accommodation until you do.
