We did, if you go through an agency there is a good chance they will do a credit check whilst the latter may not.:pB&SC No. 298

We did too (just me br) - FWIW we found local independant agents and private landlords much more approachable than the national franchises agents.
Also found gumtree to be a good source for renting

We went BR last March and moved out of our house in May.
I can't say we found it hard to find a property and an agency who was willing to take us on - albeit with a nice hefty fee for credit checks. The biggest thing I found hard to deal with is that people don't understand what BR is i.e. the LL we now have thought the OR would pay all our bills, may cap what we are allowed to pay for rent and would give us "pocketmoney" to live off. The Letting Manager at the estate agents didn't know much more to be honest. You would think in todays society and in that field they would gen up on BR and other financial situations like and IPA.
In the end we did get the house we wanted - after a long wait (it was a couple of weeks but felt like years I don't do patience very well lol), 3-4 personal interviews (with both LLs and the estate agent), a guarrentor and 2 deposits (one normal one with was £900 and an extra legal bond of £1000 - this was to cover the LL for any Legal Costs should things turn bad for them and we were bad tennants I agreed to pay if they would return it after 12 months (last tennants wrecked the house and did a flit)) It was a LOT of money to save up but I scrimped and saved and managed to do it. BIL acted as guarrentor and the LLs have since released the £1000 deposit as we have proven to be good tennants - it was a nice Christmas present for us as they released it early and it hit the bank the week before Christmas!!!!
Now not all LLs will expect all this, but ours would not even think about 6m rent up front and we did it the way we did. I love my home now but still finding it strange after owning my own house for 10 years and now have to ask someone else if I can do anything.Donna
