  • I would say with a bathroom and kitchen replacement you would get your return back as long as you didnt go OTT and would have thought that was obvious. I agree with Doozergirl with the kerb appeal and getting rid of the crazy paving! Oh and not everybody likes laminate....I personally cant stand the stuff.

    Why dont you keep some of the £30k budget for your next house when you move in 2 years time? Would be a shame to spend all that money and then move and possibly start over again?

    I'd say bathroom and kitchen fitting make a difference.
    Laminate flooring is seen as naff by many.
    Loft conversion is not as easy as many would have you believe.

    So I'd stick to bathroom, kitchen and tidying the place up, but not going too far on the tarting.

    Property programs like to make out that this work adds to the value of a property, but a lot of it doesn't add what it costs.
    Buyers will always want a tidy bathroom and kitchen.

    I agree go for plain pale bathrooms and kitchens but only if needed, although people like to see how a house is lived in a fairly blank canvess lets people put their own stamp on it. Plus you never know what disaster may unfold at your new house, hold on to your cash

    I was wondering what people thought we the home improvements that added the most to a propertys value?
    I'm planning on staying in my current place for 2 years, but will probably sell then. Its a 1900's 3 bed terraced, with loft room in Portsmouth.

    Possible improvements are:
    -loft conversion (room for bedroom and bathroom)
    -bathroom refit
    -kitchen refit
    -garden redesign/makeover
    -makeover front of house (new door, remove crazypaving, paint etc)
    -laminate/floorboarding hallway/entrance

    I've got £30k to do any work, but would like to see a return on it when I sell in two years.

    Any thoughts what I could do to improve the value and still recoup the cash in a couple of years time?

    Laminate in a 1930s terrace - YUCK, why not artex the walls while there. In a 1970s council house maybe....

    The OP states the loft is boarded, but I believe in most cases the joists need changing for larger ones or new joists put in next to existing, so them board's will have to come back up for building regs. I may be wrong though...:confused:
