  • This is a classic case that highlights why EVERY home buyer should commission a good quality independent condition survey such as you would get from an RPSA (Residential Property Surveyors Association) surveyor.
    Without question your surveyor would have told you about the non traditional construction of the property and would have explained exactly what that meant.
    Your surveyor would also have thoroughly inspected the property throughout and provided you with a full report of the condition.
    The sellers estate agents and their solicitor are acting in the best interests of the SELLER. The lenders valuation is done by a surveyor acting solely in the best interests of the LENDER.
    It is only by commissioning your own independent survey that you have an expert acting for solely for YOU.
    Yes, I am a surveyor and hence why I have strong views, but for the sake of a few hundred pounds you would have known everything about the property and the implications of those matters.

    That's why RICS surveyors go to university adn work ruddy hard to achieve their professional qualification and estate agents don't have one. A third in a humanities subject at best and a facility to buy cheap suits.

    I tihnk I'd consider myself quite priviliged if I got an EA with a third in a humanities.

    500 pounds very well spent indeed - that's what surveyors are for - to find out if there are any major issues which no EA in their right mind would point out anyway, if they knew, and unless they were asked - their job is to sell the property for the vendor, not act as a watchdog for potential buyers.

    If you really like this house then go ahead and buy it - bearing in mind that should you ever want to sell in future you might have problems. Or pull out and start looking again. Your choice - and thank goodness for surveyors and you had the good sense to employ him/her in the first place. Good luck with whatever you decided.

    wheredoes it say that his surveyor spotted the problem.the urveyor may of but i cant find where he has said so may be it was found in legal paperwork
