All I can think has happened is that the daughter initially was renting 1st of Sept 2010 - 30th of August 2011 (12 months) but then this year has signed up 1st of July 2011 - 30th of June 2012 (12 months). Hence the over lap. It is the daughters choice to have an overlap of tenancies, probably due to renting within a different friendship group.

Her decision to choose a house with an over lapping tenancy. She'd only have to pay those 3 months at the end anyway :S

I currently have post grads in 1st Sept - 30th August. Mine was vacant July and August last year as I needed to do maintenance. These back to back tenancies don't do the properties any good.
In Manchester most tenancies seem to be 1 July - 30 June with only half rent payable for July and August on the provisio that the landlord can have unrestricted access for maintenance.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Your daughter would have been aware of the period in which she had to pay rent when she selected House 1 and House 2. If they overlap it's up to her to realise this and budget accordingly/choose a different house. There's not much you can do about it really, that's the way it goes.
If you think of it without taking the student element into account. If I found a house I wanted to live in now but I wasn't moving until May I couldn't expect the landlord of the house I wanted to hold it for me empty, losing money for those months that he may well need to pay the mortgage, because I wasn't ready to move. It's an unreasonable demand.0 -
this thread made me panic as my son ( 1st year undergrad Liverpool) has just signed a lease for their first house for the 2nd year
I was so worried I called him and got him to check the dates
their tenancy agreement is 1st July 2011 to 30th June 2012 - so not sure why the Op's daughter is in such a situation0 -
I'm in halls and ours end middle of July, my new contract won't start until 1st Sept (my friends are in there now and had 1st Sept 2010 -30th June 11) but I'm having a overlap of July & Aug on mine at less than half rent so I can stay there.
I'd lose the deposit, does a good reference really make that much difference? I honestly don't know, but in my experience my new landlord for next year only took my halls address for this year so she could send me my contract, so she has no physical information on me if I was to "do a runner" without paying etc... ?0 -

Leaving aside the legality of what you're suggesting, does it not occur to you that the LL could contact you through the university?0
