I would recommend getting some quotes for the work - usually the estate agent can help out with this. Depending on what work is urgent / critical you might be able to negotiate some money off. I do feel for people who are first time buyers as you do need to rely on others to help you through the process. Ultimately the agent does represent the vendor who pays the bill, but they also want to get the house sold so it is in their interest to be the mediator.
Cost of work is not always as horrendous as envisaged. I would recommend having a gas safety check on the boiler - ask if the vendor will do it if there is no service record. Obviously the house is not brand new so there is probabililty that the boiler will be old but if it works and is safe then that is fine.
Also to me it might depend on your offer on the property - again the agent should act as the mediator. It is worth getting a couple of quotes for the work. I have heard of people going off at the deep end over damp in an old house that ultimately just needs a couple of hundred quid to sort it out.

I contacted my local council and their Pest Control department will deal with any rodent infestation (except squirrels!) for free. Result.
I can accept the double glazing as I knew I would have to get some in as the current windows are single-glazed and are the original windows from 1955! I'm happy to pay for this myself.
However, the boiler being so old and on its last legs with no record of servicing (as confirmed by my solicitors) is causing me some concern as this is something i'd have to get done sooner than I had hoped for.
So, i'm going to go back to the EA with a written estimate of replacing the hot water and central heating system and see if the buyer meets me halfway. The seller is desperate to move quickly, so that helps me a little. I'm not too desperate as my buyer is very relaxed about timescales.Everyone is entitled to my opinion!0 -
