    Just a thought. Does the whole roof really need replacing?

    A second opinion might be worthwhile.

    I'd have at least wanted top quality slate for that price!

    My neighbour's a good roofer, I've seen him and a team of 3 do one terraced house round the corner in about 3 weeks. He and his team are now working on a very very large bungalow with lots of complex rooflines and they're cracking on with that (now in their 2nd/3rd week but it almost looks done).

    Team of 3 for 3 weeks is 45 man days
    At say £200 per man day that works out at £9,000

    Just for comparison!! - That excludes material, equipment hire, scaffolding, overhead and profit.

    Surely at £200 a day that inludes the overheads and profit margin. I can't believe roofers these days are on much more than £120-£130 a day which would only equate to about £5500.

  • Blimey, I just posted a similar thread asking about replacing a couple of slates that fell off my roof. I was hoping that it might be no more than a couple hundred quid, but seeing this quote..... :eek: Who knows!

    Hope you manage to get a cheaper quote elsewhere.;)

  • I'm liking these ballpark figures people are giving btw - our roof is coming toward the end of its natural lifespan and they're much lower than the figure I mentally had budgetted to get it done in a few years time :D

  • If it's say a terrace house in London it's not in any way unusual for roofing work to cost this much.

    From your message title, I had assumed that you were replacing the entire roof - timbers and all. Even then your quotation would be ridiculous. It is difficult to be accurate as you don't mention the dimensions of the roof. Have you been given a breakdown of materials and labour costs? If so, it would be worth posting them so we can see if any of the prices are reasonable.

    I am doing a roof replacement myself in devon but it has been on hold for a while due to bad weather. However, it took one day (2 men) to remove the whole existing roof including timbers, one day (3 chippies) to stand and brace new roof trusses, 1 day (2 men) to felt and batten. It will probably take 3 days (2 men) to slate the roof and fit lead flashings to adjoining wall and chimney. I will allow another day for new fascia, soffit and guttering - straight runs though.

    To give you an idea on prices - scaffolding on both sides of building until we are finished (probably been up now for 4 months) - £500. Fibre cement slates are approx 85 pence per slate - price from a builders merchant with no discount yet ;)

    Another thing to be aware of is that being in devon your existing slates may be reclaimable and actually worth money to you. If you have delabole slates then they could be worth up to £2.00 each to you. I had 1200 slates on my roof - you do the numbers! I've haven't sold my slates yet but this was the average price I was quoted a couple of months ago. Even if I get 50p each then it has been worthwhile. I bet the contractor has offered to dispose of your old slates :D
