Cost of New Roof???????

I just bought a 3 Bedroom detached house and the surveyor recommended that the slate roof be replaced. I got reputable contractor to give me a quote to hire and erect scaffolding, strip roof, ReNew roof with 2"x1" treated battens, breathable felt, lead soakers, Valleys, ridge tiles,Cement fibre slates. Supply and fix P.V.C.. Facias, Guttering and downpipes and take away rubbish to nearest tip.The house was built in 1890.The structure appears to be sound. the quote was 21,000.00 I Have just moved here from Canada does this quote sound reasonable? I understand his work is really good. Any suggestions my first house?

    Depends on the size of the house but it sounds scarily expensive to me.

    I've just had mine done, small terraced house with up & over roof, strip, felt, battens, re-use the good existing slates with the rest made up with reclaimed, lead flashing on two chimneys. He also replaced a couple of rotten rafters, cost came in at just under £1500 with the scaffolding adding another £400.

    Was a "one man and his dog" size firm and didn't do fascias or gutters etc. It is a very small house, about 250 slates on each side but even so yours sounds expensive.

    I'd certainly get another couple of quotes

    £21k?! I have no idea about these things but it seems a lot...that's a 5th of a house round here...

    As suggested get a few quotes, try ringing the surveyor to see if they have any idea if that's a reasonable price.

    Also you could try a few forums like diywhynot where professionals hang out

    I'd have at least wanted top quality slate for that price!

    My neighbour's a good roofer, I've seen him and a team of 3 do one terraced house round the corner in about 3 weeks. He and his team are now working on a very very large bungalow with lots of complex rooflines and they're cracking on with that (now in their 2nd/3rd week but it almost looks done).

    the average cost of a (3 bed semi) reroof around here is 6k. NW area.
    even if you double the price for devon, your price is way out.

    get two more quotes. at least.
    Get some gorm.

    I do wonder why such bigs sums are sometimes banded about for replacing a roof, because the actual cost of materials isn't that great.

    Yes, there's a fair amount of labour, but £21K just seems crazy unless it's a huge detached building or something?
  • it's not a big house but a bit complicated to get scaffolding around as it on a slope there are 3 chimneys and he will be using Welsh slate copper nails and fasteners. The facia will be P.V.C wood grain finish black.

    Usual advice is either go by reccommendation or get quotes from 3 firms to give you an idea if the prices are comparable. Also get a breakdown of costs and retain part of the payment until you are completely satisfied with the job.

    ideally get 3 quotes AND go by recommendation

    But your original post says he quoted for cement fibre slates (i.e. synthetic slates)? They are going to be much cheaper than real slates-and Welsh slate is then the most expensive type of real slate.
    No free lunch, and no free laptop ;)
