  • Also just spotted on 39, they have Rad's and it suggests G C/H as well on their ad.

    "Yours" only has the small gas fires pictured and I can't see an Rads anywhere.

    Are those front windows double glazed as well? 39 was apparantly.

    I'd suggest taking these 2 points into account it is overpriced, but then maybe someone got a bargain with 39?

    No. 39 floorplan indicates that rooms are slightly smaller and prob has a smaller garden as well. No.39 has G C/H, whereas the property we are looking at does not. Both properties are double glazed.

    My gut feeling is that the house we would like to purchase is not worth 17k more than number 39 taking into account the state of the property market and the economic uncertainty. Of course, another buyer may be willing to pay £250k+.

    Nationwide suggests that house prices are down 1% appx since Oct 2010 (more if ignoring seasonally adjusted figures).

    Offer to the EA with this new inforamtion and see what happens.

    Worst case is they say no, its then a case of how much over the value you've decided the house is worth to you I guess.

    Have received a quote of approximately £1500, including VAT and all searches, etc from a conveyancing solicitor.

    Is this a reasonable quote for a conveyancing solicitor based in London?
