A new property has come onto the market which ticks the majority of boxes for us. EA has informed me that the vendor is looking for a quick sale and the house has been priced accordingly.
We had an offer turned down on a house in same area and are scared of losing this house. Should we offer 250k or would it be advisable to try and make a deal (considering the fact that there will be a lot of work to do).

It looks like a lovely house. It will need quite a bit of money spending on it so you want to get it for as little as possible. Don't be scared, just offer a bit lower than you want to pay then you can get back to them with your final offer and they can take it or leave it. Bear in mind the stamp duty threshold.0

This link shows that they were asking for over £250k for 39 as well originally. From the pics it looks like a similar state of repair, sound but old. Maybe a bit smaller as it looks like "yours" has been extended maybe a bit, and has bay windows.

Perhaps, like 39, its an old person no longer there, family want rid to fund care etc...?
