    Well, you've got a key and you're still paying the rent according to your contract... I say move back in and refuse to move out until she pays you what she owes you.

    Hmm, just read through this thread, and the following thought occurred to me. As you have a 6 month lease on the place, with a signed contract, and she has presumably signed another contract renting the same property out, but the previous one hasn't been officially terminated... this must be illegal somehow surely?

    As someone said earlier (sorry, can't remember who) as you've paid rent for this month, and still have a key you are entitled to take possession surely? Obviously the difficulty lies with not wanting to upset the current tenants & drag them into this, but would they let you in to see if she has really repaired the 2 holes from the coathook? A couple of timed & dated photos would surely help?

    What's the point? She needs to provide invoices for any work done, that would be evidence enough.

    The length of time allowed for payment under a CCJ is at the discretion of the Judge but generally falls within 14-28 days. 28 days is pretty reasonable. I personally would resist any attempt by the Judge to allow a longer period.

    Exactly, and therefore she must return all of the deposit now unless she can show exactly what she had to do before the next tenants could move in and exactly how much it cost. She cannot claim the cost of professional cleaning from you unless she actually had it done and can prove it with invoices and receipts.

    Don't stand for any nonsense from her. She is utterly in the wrong on nearly all counts as far as I can see and she should not be allowed to get away with it.

    Threaten her also with things like the Capital Letters column of the Guardian Money Section on Saturdays. (Sorry, I'm a wet liberal lefty muesli-wearing Guardian reader). They do sterling work for readers with this kind of consumer complaint.

    I read The Guardian every day too. I am liberal but not lefty :).

    It's good to read something from an opposing point of view. They had a classic column the other day, not sure if it was Jackie Ashley or Polly "Filla" Toynbee, saying what a good job Labour had done on crime. Basically there argument was although crime has risen, it's not risen that much, and this is an amazing achievement due to the level of immigration, which you would normally expect to bring crime. It somehow failed to mention that the high level of immigration is due to Labour party policy.

    So Labour has done well because crime has risen because of Labour immigration policy, and it is a great achievement that crime hasn't risen more than it has.

    Hilarious stuff.
