    Well you learn something new every day, I simply thought it was an American term for a Solicitor but it's actually a collective noun. I sit corrected.

    For her to have re-let the place it was obviously in a reasonable and acceptable condition.She is taking the mick here..:mad: I'd put the request for the return of your deposit in writing,and take it from there hth x

    Believe me, I tried this avenue. On both occasions she got all hostile and simply stated in response "we can go down the court route if you like" (and that was just before she got the new tenants in!). A real nasty piece of work.

    Hehehe, yeah. Took me over an hour this afternoon to read it! A real rollercoaster for Eager Learner. I've got my fingers crossed for her - she's had brilliant support from you lot though. Kinda restores your faith in humanity to see it. :smiley:

    I take great pleasure in responding to such threats in kind. One particularly egregious landlord insisted we tidied the flat every time potential tenants came round (I had a young child and was perfectly entitled to live in the flat as I chose until I moved out), and was complaining that the toilet seat was wonky due to us and we had to pay for a new one, etc. Needless to say we sued the bastar d when we moved out when he tried to steal my deposit, and also took a set of saucepans he'd forgot to list on the inventory. He was a similar new-to-BTL professional type, and seemed to be of the opinion that all maintenance costs for the property for normal wear and tear should be borne by the tenants and that the flat should still look as-new (at our expense) after 2 years of having people living in it.
    My policies are based not on some economics theory, but on things I and millions like me were brought up with: an honest day's work for an honest day's pay; live within your means; put by a nest egg for a rainy day; pay your bills on time; support the police - Margaret Thatcher.

    Funny that. The first time she threatened legal action my wife was heavily pregnant and we just didn't need the extra stress. The second time was just a couple of weeks ago and again a stressful time with the little one. Since then though we've started to establish a routine and have a little more time to run our lives, hence if it comes to court action, so be it.

    Have spoken to some housing lawyers today who all seem to agree that she has 'surrendered' my tenancy by letting it to someone else, which means I'm legally entitled to my overpaid rent back. Plus deposit, of course. Dropped off the letter today too - made me feel a little better...

    Beat this then.. my landlord and my money loving wealthy father. My father rented the house next door to me to my brother.Cut a long story short. I found my 33 year old brother(who i adored) dead and was devestated. My father/landlord asked me to show someone around my brothers flat as he wanted to relet it 2 weeks later!!!
