Urgent - Leaving A Rented Room

If I knew I was responsible for the damage I would not formally pursue the deposit and I would let this landlady retain it, but in view of her outrageous behaviour I wouldn't admit anything either verbally or in writing. Paying someone to replace a broken tile on a floor like that is not an inexpensive job.0

Get her to take photos before she leaves - of everything! If you haven't got it - please don't flaunt it. TIA.0

I can see your thinking and it might be worth doing as a backup strategy if she can do some without the landlady knowing. I guess though without a signed inventory the state of the property is irrelevant though and trying to take pictures might cause more problems with the landlady.
Hopefully one of the experts can advise further whether it is worth taking photos as a back up or not.

Since mum was evicted at three hours notice, days before the tenancy was due to end, photos are a bit irrelevant now.If you've have not made a mistake, you've made nothing0

Done, Just got a reply back from LL
" please contact our lawyer as you have no deposit pending"
"Dear Cow
Further to your recent text messages, I remind you that I paid you £200 deposit as witnessed by the agreement signed by yourself and myself and £100 rent on (date) for the week ending 5 February.
Following my verbal notice (date) indicating that I intended to leave on (date), you inspected the room and indicated a number of things that you considered to be "damage" and recorded these in a note book. I was very (what ever mum felt) and agreed that I would try to remedy these problems, even though I was uncertain as to whether I was responsible for any or all of the "damage".
Since no inventory was taken when I moved in, I doubt if either of us could accurately recall the state of the room when I moved in. Since I was evicted at three hours notice, I was not even given the opportunity to clean the room before my departure.
I do not therefore believe that you have any right to make any deductions for damage and I doubt a law court would support you.
Please make arrangments to return £229 (the deposit plus two nights rent) within 10 days."
Something like that anyway. If you've have not made a mistake, you've made nothing0
