Urgent - Leaving A Rented Room

Hi Guys, I have had this posted on another site for 3 weeks or so but replys are slow, I hope you can help, as i need some fast replys!!
Here is a copy of what i Put
Hi Guys, My mom has been renting a room in a house for the last year or so, she has now told her landlady she is moving out in 4 weeks time, The landlady has not took it too well and is playing a funny !!!!!!.
My moms room is ensuite and has floor tiles, she has dropped a marble soap holder on the floor and has chipped one of the tiles, so has told her landlady she will get it put right. The landlady has told her no, and she will get a quote to fix it, she has come back saying its £197.50 to fix it!! and saying its £67.50 for the pack of tiles on top!
Now she is saying the carpets are dirty and she wants them cleaned, the curtains are dirty and she wants them cleaned also and the walls have marks ect ect and is starting to go round her room with a pad and pencil looking for things to book her for!
Any idea where my mom stands? She dont mind paying for the tile thats not the problem but £197.50 for a chipped tile and then all the things mounting on top is a joke for a rented room!
Does my mom have to give notice on a rented room? As she wants out ASAP. My mom is worried now that when she is gone the landlady is going to start billing her for things she might find after my mom has gone ( not that there is any ) but her landlady is the sort to empty a bottle of orange on the carpet when she has gone and say it was my mom!!
She did have a contract but it expired in April 2010 ! , this is a copy of it not sure if it still counts MY MOM NEVER SIGNED THIS


Back to today !
Now quite a lot has happened over the last few weeks! My mom has told the landlady she is going to go on saturday and she went mental at my mom!
Landlady has sent this text at 17.22 TODAY ( my mom has paid already paid rent until sat ! )
this is a copy of her text message
" U have up to 9pm this evening to clear ur belongings and leave ur keys on the bed or else the doors wil be locked from the inside and you will not be able to gain entry again. U av chosen 2 vacate the premises early so as the owner i am informing u that i want you gone with all keys returned within the period "
that gives my mom 3rhs 38min notice to get out! and she is NOT refunding her the 2 and a half days rent she has paid for already!
this also give no time for her to get the tile fixed or carpets cleaned or even a room clean, as the landlady has said nobody is aloud in the house !
My mom dont have many things so she is now out the room but what can she do. Also the landlady has the deposit there is NO DPS!!

Couple of quick questions - does the landlady live in the same building? If she does does she share the same entrance as your mum would use or does she have a separate entrance? does your mother's room have a kitchenette or does she share a kitchen elsewhere in the building? If the landlady does not live onsite are there other rooms being let and if yes do all the occupants have their own 'agreements' or just one between them?0

Mom uses back door to get to her room, its like stepping into a porch from back door, landladys kitchen is door to the right when your in, moms bedroom door to the left. She uses landladys kitchen, she just has an ensuite in her room

Landlord lives in the same house, and uses the same kitchen she told her the 8th Jan she was going to move out, but that was face to face nothing on paper

Your mum's a lodger and entitled to 'reasonable notice' to leave - this is usually whatever is cited in the original agreement - if she has to give 4 weeks to leave then a reasonable period of 'notice' for the landlady to give your mum would usually be 4 weeks. Sounds great, but it's virtually unenforceable though your mum might be able to sue for damages at a later stage - which would include getting the deposit back. Expect the landlady to counter claim - not even the daftest judge will allow over £200 for 1x chipped tile - good luck....0

What we need to kniow is if the landlord went round the room with your mother, listing all the items in the room and the condition they were in when mum moved in? She would have asked mum to sign this.If you've have not made a mistake, you've made nothing0
