None Return of Deposit

Hi there. Hopefully I am posting in the right place. Some friends and I rented a private house in France via holidaylettings.co.uk. I am aware that this is only an advertising site for the rental properties and they will not be able to help me with my problem.

We contacted the owner, agreed the dates, signed a contract and paid our money, which included 500euros deposit.

On leaving the property we told the owner that we had broken a vase. We also confirmed this in writing. We also agreed that to replace the vase was 100euros and we offered to replaced it or have this amount of money deducted from our deposit. The latter was agreed - again I have all of this in writing.

This left 400euros owed to us which the property owner confirmed she would transfer. She did not. I followed up via email on a regular basis however we still have not received the money. It has now been three months.

Can anyone let me know the best course of action to take to try and get the money back. I thought maybe the small claims court but I did not know if this was applicable for overseas issues?

Thank you for your response. I have downloaded the leaflet to read.

I have also checked the contract and it does allow for deductions to be made from the deposit for breakages, and where there is a residual amount left on the deposit then this wil be returned within 14 days..
