I had no idea how convoluted those rental laws were. Blimey.
I've never rented, nor rented out my house. My reply was goverend by second hand experience where properties had been rented out and the renters were aware from the outset that the house had to be available for viewings. That was the deal - low rent = access for viewings. All parties seemed happy with that arrangement.
Tenants are not lodgers.
Tenants cannot be forced, or even expected, to leave until a judge orders them to.
Tenants cannot be made to put up with viewings whatever is written into their tenancy contract.
I'm sure you have valuable contributions to make on forums, but not on rental property law and procedures.
By offering opinions/suggestions on the subject you do a huge dis-service to the OP who has to judge between conflicting opinions and decide which is authoritative.0 -

You are perfectly correct - I know nothing about the laws pertaining to rent. You clearly do. However neither you nor I ...or anyone else .... know anything about the specifics of the current occupants.
But what did I say other than to advise the OP to clarify with the actual owner/vendor of the property what exactly is going on with this property and its current occupants? The OP stated: " Any advice? I really love this house and don't want to lose it".
Had I posed the question and fallen in love with a house, had my offer accepted on said house, no less ....the advice "oh, simply walk away and find another" or an excerpt on rental law wouldn't really be assisting me much in my quest.
Still, can't dismiss your point entirely:p. I will forthwith be stumm on the subject.0 -

Seriously, a T does not become a squatter just because a LL wants them gone and they don't oblige. That's a fact, even in those cases where their rent is in arrears.
If a LL wants to regain possession they have to do it via the proper legal processes.
A genuine squatter may of course regrettably spot an "opportunity" after a T has vacated but please don't confuse the two titles.0 -
