    Poor tenants....

What with him spending all day working at the hand car wash and her at the lapdancing club the last thing they probably want to do is have to show people round.....

Disgraceful: (Maybe I'm in a minority but that's what I feel..). Bordering on, if not, racist

Of what relevance is the fact the couple are Eastern European?
Perhaps we are supposed to feel less sympathetic to them?

The first time we viewed we met the agent there and when he knocked on the door they claimed not to have any idea that there was to be a viewing or that the house was on the market (even though there was a for sale sign outside and the landlord had told the agent that he had informed them). Ok I thought, maybe there was a miscommunication somewhere along the line. They let us in anyway and we looked around, put in an offer and had it accepted.

However, now we want to have a second viewing to do some measuring and double check over a few things and the agent has been trying to call the tenants yet they are not picking up the phone or answering any of the numerous messages that the agent is leaving. This now seems a bit suspicious when looking at it in line with the last viewing when they claimed no one had contacted them about the viewing or being on the market when they apparently had.

Any advice? I really love this house and don't want to lose it!

    Something really isn't adding up.

If the current tenants were truly unaware that the house is on the market....WHY would they then meekly aquiesce and let some strangers ( EA and you) look round the property?

That can't even be explained by a possible language barrier issue. For instance, I don't speak a word of Hungarian. But, just say, I rented a house/flat in Budapest. Would I then step aside and let total strangers wander through my rented house....just because they wanted to come in? Talking to me in words that I either don't or barely understand?. Not just "no" but " HELL, NO". Hardly anyone would.

So something ain't right with that story.

Maybe one condems the LL too quickly. Perhaps he let them stay on longer than he wanted under the proviso that they allowed potential buyers round? And now the occupants play ignorant of it? It's a possibility.

Ask the agent to ask the owner at what time the house will become permanently vacated i.e the current lodgers gone for good. Ask for the owners reply in writing.

If it's too wishy washy....move on and look for another property.

Thanks for enlightening us B&T (post 16): like G_M I had to google it. You learn something new everyday. When my O level German lets me down and I can't follow what's being said I tend to just smile. I'll pay closer attention in future

My interpretation of the OP stating this was that the confusion surrounding the sale might partly stem from

    a) a possible language barrier.

    b) differing cultural rental regulations that the present occupants may not be aware of.

Not everything said is an ill concealed slight towards a member of a foreign country. There was nothing derrogatory in that statement. Lets not go nuts with PC, ey?

LL won't be able to answer that one - he will not be possessed of a crystal ball.

But presumably he'll have a copy of the rental agreement.

If nothing else he can explain what exactly is going on with the current lodgers. Are they obstinate and refusing to move out? Or .....??
