Estate Agents trying to keep £600 deposit over limescale in toilet

There is minimal limescale in the toilet, other than that the flat was cleaned thoroughly, even behind the oven and fridge. The carpets and walls were free of marks and all surfaces were wiped.

I feel this is a little petty, they even told me they are going to hire a contractor to clean it...probably costing me 200 a day or something

Now, I offered to clean it myself (which is going to involve a one hour car journey to my old flat), but I feel that as a tenant I have some rights not to be treated like this. Surely I am allowed a resonable level of wear and tear, and my deposit must legaly be protected from such pathetic attempts at using it up?

  • For £600 you could buy and have fitted a brand-new lavatory pan!

You have a choice: clean it yourself or argue that as you are not responsible for the hard water in your area it could be viewed as fair-ear-and-tear. Go through the deposit-protection scheme's arbitration process if you dispute this charge if your tenancy started after April 2007

cool can you tell me more about the arbitration process? luckily I have the document here, with all the details of my protection scheme
  • Visit the website of the deposit-protection scheme. It should give you all of the details you require. In the first instance you should log onto the site and dispute the deduction immediately as that means your deposit will be returned to you bar the disputed amount.

You do know how easy it is to remove lime-scale, don't you?

My mum always used to use a bottle of LimeLight (Lite?), green gel stuff - always removed limescale really well.

As B&T says. Plus you can choose to use the small claims court rather than the scheme's arb process.
Surely I am allowed a reasonable level of wear and tear
Come on OP - limescale down a lavvy is not wear and tear - it's due to a lack of thorough cleaning.Tesco has that high power removal stuff on at a quid atm

Yes, amnd if they produce an invoice for £20 for cleaning, you may have to pay that, but not £600. Get the dispute going.

not the full 600, but they hinted 200-300..I read another post on here somewhere where they got charged 250 for the 'final clean'
  • Is the £600 only for the limescale or are they disputing other things?
