Council tax band up if loft extension?

I know if you have a normal extension they can look at rebanding your property when you sell - does it apply to loft extensions too?

    Yes it should. It's based on 'improvements'.

    It won't be reassessed until the next folk move in though.

    if you do the search your property link on that site you can also see the properties marked up for review when they next sell which can be useful when buying

    Don't forget its whether you properties value would have tripped you up into the next band if a sale took place 1/4/1991 which is the key factor

    I've just been looking at a property that's had a loft extension (It's in a row of three that all have lofts done) but only one of them has the band change note applied...

    Is it possible that the loft extension hasn't got a completion certificate if it's not been "noticed"...?

    Is it possible for them to apply it after a sale even if it wasn't marked down as being up for review?
    Does it matter what volume of loft has been done?

    It's possible that it hasn't got a completion certificate, but it's also possible that it's simply been missed. There's a man living in a house that we quadrupled the size of still paying the original Council Tax. PP applied for, obtained, completion certificate issued - the one that got away. Ironically, he's the one person I've had to deal with that I cannot stand but H says it's petty to email the VOA. :(

    If it isn't raised to them at the time, then I don't think there is any process that checks these things retrospectively. They have to be told by Planning or BC that there is something worth reassessing...

    I'm sure that they would be entitled to reassess it if they were told about it.

    Has the one you are looking at not had the note applied? If so then you would certainly want to check the loft conversion was done to building regs and can be classed as a proper loft conversion. One for your conveyancer I reckon

    I believe there has to be a transfer to apply a change unless all properties are revalued
    Does it matter what volume of loft has been done? For what - revaluing? No its whether the relevant buidling regs have been applied and then picked up by VOA

    The VOA can review the CT band of a dwelling at any time, but a band cannot be increased on account of alterations carried out post 1 Apr 1993 (Eng) or 1 Apr 2005 (Wales) by the current owner. Anything carried out prior to those dates or by a previous owner can be reflected in the band.

    It's impossible to say if a band would be increased following alterations to that dwelling, it will firstly depend on whereabouts in the band span the dwelling's pre alteration notional 1991 (Eng) value lies. A poorly constructed loft conversion may add little to the existing 1991 notional value, but if, for example, it is a Band C (£52K to £68K) house worth £67K, then it won't take much to put it into Band D.
