    and yes! as i said there is a switch for the boiler and a timer panel as well¬ the one that i have been told is for an immersion boiler is the one which i can't see where the wire connected to as it goes into the walL, so i think that is the 'SWITCH' that you are talking about ?

    Good point, a long while ago wasn't it established here that the gas boiler is in another part of the block of flats but not in Jans premises ?

    OH!!! Sorry!! just realise how stupid I am!!! so the thing in my flat is not actually a boiler!! so mine is just a ?tank with immersion boiler? (have i understood it correctly?)

    right! so since the very first day i move in , I have been paying nothing for the boiler?

    Jan - there is language mis-communication. When you say "there is a switch for the boiler and a timer panel as well" do you mean the SysteMateSP ? Because this is NOT a boiler so you are confusing us all!

    If you look at the pictures in the user guide I linked to, you will see that the SystMateSP is a 'thermal store' (water tank to store hot water).

    There should be a 'boiler' to heat the water somewhere else, but you have already told us it is not in your flat and you don't know where.

    The 'Switch' on the SysteMate is a back-up heater (similar to an immersion heater in the water tank, but not identical).

    In normal use, the water is heated by the boiler (though we do not know where it is, or what type it is) and stored in the SysteMate.

    If the boiler breaks, then and only then do you use the switch for back up.

    What IS a SysteMate?:

    The Gledhill SysteMate is a thermal store, in other words a tank full of water heated by an ordinary central heating boiler. The water never changes. It is used purely to store heat energy from the boiler. The stored hot water is pumped around the radiators to heat the house, and is used to heat domestic tap water before it arrives at the hot taps. This allows hot water to taps and showers at full mains pressure for high performance showering and faster bath filling.


    As I have said earlier there is a standard gas/Oil boiler in the building somewhere. And it's not working like it used to!! Jan is also not paying for this gas/oil and hence why he thinks his heating/hot water is electric only.

    Yes, but this is what Jan has told us. Unless someone goes round and looks we have to go on what we are told. Unfortunately!

    edit: Is there a way of posting photos on threads? A photo or 2 from Jan would help! Or posting the question on DIYNOT with photos for experienced plumbers to comment (plus a link from here)

    if that is the case why not knock on a neiggbours' door and ask if they too are having problems with hot water?

    This "central boiler" only services heating coils in thermal stores in all the flats......hmmm
